If theres one thing I would recommend most, is getting your local councillors involved, one of them blew me off, .

Now thats what I call service.
  • I've just round to speak to her again and there was no answer so i looked through the window to see if she is ignoring me and there is dog poo everywhere!!!! Just called the RSPCA

Environmental Health needs to get involved - they have more 'teeth' than many other agencies. Tell them about the faeces and say you have seen a rat. You should also be keeping a diary of the noise, times, dates etc. Copy it to Env. Health, to their landlord, to your landlord ....

The LL is being very stupid here, not least because he is letting the tenant not only ruin one flat, but their behaviour is stopping him from renting the 2nd!! He must be made of money is all I can say!. Leaving dogs inside like that crapping everywhere is disgusting, not least because there is a child living there also.

He could quite legally give notice to the tenant at some stage, depending on what sort of AST is in place if he really wanted to get rid of them. But it sounds like he is more happy about getting his money then what impact they are having on the property. Even if notice was served correctly, it could take months if they refuse to go and it involves the court.

I would let the LL know that the dogs are pooing in the flat.

  • Well its now gone a step to far, the woman has dumped the dogs off again for the night and they are barking, we tried to get out of our flats to try and talk to her but she had gone already. However i recorded the dogs barking on my phone, while my neighbour went into her house she then came running out saying that someone was pranking calling her and saying 'i know where you live, i'm going to kill you'

We have rang the police and are now locked in our flats!

Wow that whole situation is horrid! I hope it all gets sorted. You should ring up your council's anti-social behaviour co-ordinator if the police fail to do anything.
  • i have rang everyone!
:mad:The council - environmental health, neighbourhood warden etc
:mad:the RSPCA - who won't do anything because they aren't left alone for more than 24 hours
:mad:The landlord who just wanted his money
:mad:The police - who in fairness have been helpful but can only deal with human nosie

After last nights phone call to my neighbour i don't think either of us has had much sleep. I'm not sure whether i should given in and be miserable in my home instead of frightened.

It is difficult for LLs in situations like this, at the moment judges seem hell bent on allowing bad and non-paying tenants to remain in the places they are in. And you cant keep contacting the tenants cos they start shouting 'quiet enjoyment' and 'harassment', when it goes back to court the judge allows them to stay because of the LLs behaviour!

My partner had a tenant doing exactly what your neighbour is doing, it took months to get them out, right up to having to get bailiffs to physically throw them out. Meanwhile you have to sit and watch your property being destroyed (he is in the same position with another tenant who the judge has allowed to stay in the property rent free for 8 months now) In the end it cost approx £30k

So it really may be that the LLs hands are tied, have you tried your MP yet? Bout time they earned their money!
  • The Landlord had an opportunity to evict her... this is what made me so mad!!
