My application was approved at a desk but still had to pay a valuation fee, they should have told you at the time whether a valuation fee was payable, if not then I guess you'll be one of the lucky ones.

We have decided to pull out of the HSBC deal completely. It's been long enough for their valuers to call us and now we don't want to shell out £192 for them to say it's not worth that much and then change the LTV and therefore the % deal. So sod it, we are sticking with Britannia 4.99% for 5 years, however in the meantime I am staying on their SVR for 4 months as we can hold it that long now that we have paid the fee.

Sorry to hear that you've had a poor experience with HSBC, are you sure it's not worth one last stab?

Have to say that despite my reservations going into this (always used my IFA in the past) HSBC have been excellent, just over an hour in the branch 1st visit, 30mins 2nd visit, quick efficient, knowledgeable. Paid the arrangement fee yesterday, surveyor called to book valuation today.

Just goes to show how it all depends on the staff you get.

I went in to HSBC on Monday to have an initial chat and i'm going back Wednesday to go into more details, I was looking at a 2 year fixed although may look at long fixed rate but when I was in there the lady I spoke to also said they had a 2 year fixed rate deal 2.49% with a £249 arrangement fee which sounded really good to me, has anyone else heard about this deal?

    I'm looking a £114,000 house worth about £200,000

Has anyone applied via phone, paid their arrangement fee? If so how did you do it? No one wants to take my payment until the mortgage has been approved.

    Hello,
Yes, I applied via the phone yesterday. What happens is they pre-fill an application form with all your details and send everything to you. I've already received the application pack today, I'm quite impressed! Then, I'll have 14 days to fill some missing part (like my solicitor details since I am in Scotland), gog to a branch with ID, payslips, sign and send everything back to them. If I do that within the 14 days, my fixed interest rate is guaranteed. Then, I am told, after 2-3 days, if my application is successful, they will call me back to ask for my payment. That's how I understand things are going to happen!

i just signed my app which i booked before the rates changed today.

found out that if your LTV is +70% then you deffo have to pay for a valuation and even when mine came at 68% i still have to pay for one. not best pleased but i do have a good rate so in the long term(5 yr fixed) i hope it works out for me.

anyone seen the rate matcher today? booking fees have rocketed using the same figures as i did for my application last week.

My LTV is 45%, and still had to pay a valuation fee.

HSBC told me that because it was new borrowing and I was not an existing customer they had to send a surveyor out.

Ultimately £260 isn't a big deal in the grand scheme of things, but HSBC should be honest with their reasoning.
