    I'm still trying to work out who distilled works for. I'm thinking Barratt or possibly stamford homes?

    has your solicitor any idea why the delay has occurred? could be problems with volume of work nearing quarter end? problems with 106 etc,
    please, no need to get angry with anyone yet, especially sales staff, they are not the ones dealing with the legal work,remember lots of the staff get paid for obtaining an exchange within the 28 day period. so they will be chasing like mad to get this done for you.
    you would be highly unlikely to get any compo;developers have many clients/customers that for some reason or other cant make the 28 day deadline and they still hold the incentives as the previous poster said as long as you have done your part, which you have.No fault of yours this time.
    solicitor do tend to blame each other for delays, speak again to yours and ask the question exactly what is holding up the exchange?
    Ask the sales staff the same question if no joy ask the area sales manager, im sure that its only a slight hickup and the exchange will happen any day if not today. let us know how you get on.

    Maybe a little OT but I would just like to add my £0.02 to this thread. I researched and read a lot of comments about how people would never buy a new build but we found a house we liked and all rational thought was left outside the front door.

    The sales team were extremely nice ( as they always are I suppose ) and the house looked well finished so after negotiating px and various delas we completed 2 months ago.

    Well what can I say, after sales service has been beyond our dreams, nothing has been too much trouble, all the issues we raised, which have all been minor, were resolved within 48 hrs at the latest, we were even given some paint to touch up the inevitable scuffs and scrapes from the removals company.

    We even mentioned that we would like the appliances the other way around in the utility room so they came and spent 4 hours moving the sink . plumbing and base unit !!!!

    My advice after this exercise, would be to talk to your perspective neighbours about build quality etc and if you can find a local house builder then perhaps they will pay more attention to customer care. I also found a snagging list invaluable to help document issues we did have, these are available all over the web to buy and ours was very useful.

    Not sure if I can make recommendations on this site but if you want to buy a house in the Milton Keynes area then you could do a lot worse than buying a house from McCanns.

    Hope this helps you realise not all new builds are in danger of imminent collapse :D:D

  • A sign went up on our Persimmon development today - a stop work order, £20k fine if they carry on! Seems they have raised the ground level too high on part of their phase 2 development and a retaining wall in not strong enough. They're already up to the second floor on the 9 affected houses - Oops!
