  • Once they get your money they won't care anymore. Make sure you get everything checked and double checked before you move in. Don't let them rush you when you inspect your house, find yourself a snagging list and take photos too. Even check that water comes out of the taps when you turn them on - I'm not kidding. Our Persimmon had no water coming out of the bath taps and the plumber flooded bathroom, stairs and hallway when fixing it because he forgot to drain the tank. We'd only been in a day! Get as much as you can out of them, ask for the moon, they can only say no after all. Check out one of the sites that list what prices homes sold for to see what other people paid for similar houses. By the way, now they're digging other areas of the site up because they didn't put access hatches in where the main water supply pipes are and now they can't find them again. Would I buy another Persimmon? What do you think!

    Marsh is scaremongering. It wont be that bad, thats a one off. As said, check the home carefully and you'll be fine matey
  • Sorry distilled, but tell that to our neighbours who had three leaking toilets in their house. Or the ones on the other side who were both out at work all day but whose water bill was double ours because of another leak. Maybe just rubbish plumbers on our site? But then we found out the kitchen fitters had screwed through the electric wires to our boiler causing the electrics to trip out repeatedly and for 8 weeks while they argued over whether it was the boiler, divertor, pump etc etc etc, we had no heating and had to run the hot water on the immersion. Or the people up the road who ordered fitted cupboard and when they inspected them found the doors didn't meet in the middle.

  • I agree with you there Distilled, I will never buy another new build either! Plus they were 3 months late on completion, originally told us before Christmas but it ended up being March. But, 1 year on, now that we've finally got all the hiccups sorted out, we actually like the house! Stick to your guns, get what you can!

    I think all new builds are as bad as each other. Our Ben Bailey house had to have the conservatory taken down and rebuilt as the brickwork wasn't square to begin with, when they did that we then found that there was no insulation in some of the walls. The conservatory roof still leaks even though they've been out 8 times to rectify it. There are holes into the loft and so we've got starlings in there and scaffolding has been up twice so far (it's a 3 storey) to brick up the gaps but we've still got birds that can get in. We had to have replacement carpet in the dining room, lounge, master bedroom, ensuite and downstairs toilet because there was paint all over when we moved in and the ensuite ceiling has had to be replastered. Currently we have holes (7) in our lounge wall where the plaster has been cut out because the plasterer put dot and dab over the pipes and so it made huge creaking noises whenever the pipes were warming up. The list is endless, we've been in for 8 months now and are wondering when it will ever be finished. The expenses we have incurred, due to OH's lost overtime spent waiting at home for workmen as well as having to eat out or have takeaways for 2 weeks when conservatory was taken down and all furniture was moved into kitchen and dining room area, are huge.
    We will NEVER buy new build again!

    Debt Free Date = February 2008 BUT I'M GOING TO BE TRYING FOR SOONER!!! :p
  • Patchfunky, don't panic! Keep a cool head, ask for the extras you want and see what you can get. They won't risk loosing the sale by messing you around too much. Once you have moved in, if there are any problems, do everything in writing and just keep plugging away at them until you are happpy. At the end of the day, if you love the house stick with it and you will get there in the end. OK, we did have problems but no house, new or otherwise, is trouble free! What sort of house are you getting?

    hang on, so distilled is a director for a major housebuilder but would 'never buy a new build'

    Smacks of that Barclays exec who said they'd never borrow on a barclaycard as it is 'far too expensive' ;)


    I'm still trying to work out who distilled works for. I'm thinking Barratt or possibly stamford homes?
