    Lodger Conditions

    The lodger must adhere to all the following conditions listed below.
    These conditions apply to:
    1.0-No Animals or pets are allowed within the flat.
    2.0-No smoking is allowed within the flat.
    3.0-Whilst in the flat at any time the Licensee is expected to be wearing a minimum of t-shirt&underwear.
    4.0-Whilst using any facilities within the flat the Licensee is expected to clean up after him/her self to a reasonable degree.
    5.0-The Licensee is responsible for any breakages that occur whether accidental or malicious.
    6.0-The Licensee will have to pay £5 for his/hers copy of the key. It is the Licensee’s responsibility to ensure the safekeeping of the key.
    7.0-The Money received by the Licensor from the Licensee covers: One furnished room, contributions towards all utility and council tax bills, washing and drying of clothes and usage of room facilities (bathroom, front room) as appropriate.
    8.0-The Money received by the Licensor from the Licensee will not cover, any food, any internet access (unless Licensee has DSL phone line installed), ironing or any other duties not mentioned.
    9.0-A tested fire alarm will be present within the Licensee’s bedroom.
    10.0-The Licensee will be provided with a cupboard in the kitchen to store purchased food as well as equivalent space in the freezer.
    11.0-The Licensee will need to purchase his/hers own TV Licence if the Licensee has their own TV within their room. It is the responsibility of the Licensee to check the Television Licensing laws and ensure the rules are followed.
    12.0-If the situation in the flat deteriorated that the Licensor and the Licensee were unable to live together then the following conditions apply: If the Licensee wants to leave, they have the option of either leaving immediately and paying in lieu of notice (PILON), in this case the weekly amount X the notice period would need to be paid instantly. As an example, £80 a week and 4 weeks notice, leaving immediately would become £320. This must be paid via cash or instant bank transfer (Fastpay). Alternatively, the Licensee can enter the ‘termination by notice’ period, then the Licensee would continue to stay at the premises, and pay the usual rent until the notice period is up and then the Licensee leave the property at the end of the notice period.
    13.0-If the Licensor was not happy with the Licensee for whatever reason and the Licensor wanted the Licensee to leave the property then the Licensor will always comply with the notice period in the ‘licence agreement for lodger’. For example if the notice period was 4 weeks and the Licensor wanted the Licensee to leave, the Licensor would give the Licensee 4 weeks notice in which to find another property or make alternative accommodation arrangements. In this instance the usual rent amount is payable at the usual date until the notice period ends.
    14.0-The ‘rent’ is payable whether the lodger is at the property or not for the duration of the lodging agreement.
    15.0-If the Licensor is to be away from the property for a minimum of one night, the Licensee is to contact the Licensor and the Licensor can arrange for someone to check the house.

    I, the undersigned agree to all the conditions listed above and accept that I will follow them at all times. The Licensor and/or Licensee not adhering to the above conditions constitutes a breach of contract, which may have legal consequences.

    Sorry but someone like you should not be a landlordd. Even the revised version is ridicolous

    3 - not needed. it would be expected people dress appropiately so I dont think it needs to be set out.

    6. Charging for a key - again you are charging this person rent. keys etc should all be included in this figure. a charge should only apply for a replacement key.

    10 - simplyfy to state food is not included and all food should be self purchased. storage etc shouldnt be so rigid. hes meant to be a pal.7

    11- oh come on your renting to a pal. to insist on a 2nd TV licence is ridicolous.

    Notice periods - state the notice period and nothing else

    15 - it is not acceptable to expect to know were they are all the time and is unnecessary.

  • I bet Ben'll enjoy doing his mates washing and spying on the state of his Y-fronts and so on.... No wonder Ben wants to do all the laundry himself. Probably washes it by hand and all ;)

    No smoking in the house, please smoke outside
    No animals or pets please
    Please look after your key, as you will have to pay for a replacement if lost
    Please leave kitchen/bathroom tidy likewise any other communal area of the house
    Towels will be provided for your use.
    Please do not use additional heaters in your room
    Fire extingushers are availble in the property as are smoke alarms(I assume)
    Please be considerate with tv's. music etc. After 11pm please wear headphones if listening to music or watching telly
    No more than 1 night a week for overnight guests please
    Rent will be x per week payable on x by way of (choose your payment method)
    You will be issued with a rent book
    Should you decide to leave, you may pay rent in lieu of notice

    I could be wrong but I think lodgers..even mates should be issued with a rent book..because this is your(the lodgers) proof of what you have paid in rent...but dont quote me on that;)

    I rented from a mate 20 years ago and had a rent book and was just given a fairly bog standard set of house rules like those above

    Be serious. This is supposed to be a friend you are letting the room to. He is under no obligation to ring and check its ok to stay out for a night!! Can you honestly hand on heart say that if there is no one in the flat for one night, you would have someone come and check its still there?
