Lodger Conditions?, too slack/too strict?

    If I were to have a lodger, the rules would be:

    Guests (especially overnight) to be cleared by landlord in advance
    Anything you break or use, you pay for
    Rent of £x to be paid on time, this does/doesn't include (list of) utilities
    No taking the !!!!, particularly on work nights. If you want to listen to music or play loud computer games when I want to sleep, you'll have to use headphones. This goes for the landlord too, obviously
    We will agree to kitchen and bathroom timeslots as our routine emerges which will be stuck to within reason
    Cup of tea to be brought to me in bed on a Sunday

    OK maybe not that last one. But the rest of your rules I could survive without.

    Over the top and back round the hill if you ask me..! I would walk away if given these on moving into a room.

    I think you have to ask yourself.. if you were in your lodgers situation, how would you feel being presented with these rules. Just because someone is a lodger, doesn't mean that they shouldn't feel at home.. after all.. it will likely be their home while they stay and not just a place to kip. The rules you've written would make me feel like I'd have to sneak round and god help me if I broke a cup!

    Saying that.. ground rules are important.. but I'd try to break it down to 10 clear and simple guidelines for you both to keep!. ie Leave the kitchen and bathroom clean and tidy as you find it.
  • 33.0- If the Licensor is going away from the property, he will inform the Licensee before he goes away as quickly as is possible. The Licensor will then explain to the Licensee how long he expects to be gone. Whilst the Licensor is away from the property for at least one night, the following conditions apply: If the Licensee is to be away from the property for at least one night, he MUST notify the Licensor. This is very important so that the Licensor knows there is someone in/not in the flat. It is also imperative that the Licensee on exit from the property locks the front door. If any burglary occurs, particularly without forced entry and it is discovered that the Licensee left the door open at one time then the Licensee is fully liable for the full replenishment of any goods stolen from the flat.

    I like this one

    1) he has to ask permission not to be at the flat
    2) If a burglary occurs and there is no forced entry you can blame him basically without proof and make him replace things

    "20.0- The Licensee will have to pay £5 for his/hers copy of the key. It is the Licensee’s responsibility to ensure the safekeeping of the key. If the Licensee lost his/hers, key than the Licensor would arrange to have the locks changed. The Licensor would get five different quotes from locksmiths and use the cheapest locksmith. The Licensee would then pay the full cost of the locks being changed. The Licensee as him/her lost their keys would pay this cost. These keys could then be found and potentially, by somebody be traced to the door they fit. This constitutes a serious security risk and that is the primary reason for the action being taken."

    Thats b*llocks. If the tenent lost the key and someone found it there is no way for someone to know what house the key is for.

    "31.0- The Licensee must ensure that all lights are switched off when leaving the allocated room for any circumstances unless a short return (<4min) is anticipated."

    I can just imagine the stopwatch coming out when the tenent leaves the bathroom light on.

The Licensor will provide the Licensee with the full address so the Licensee can change the address details of whatever the Licensee thinks is relevant. Either any other mail received at the flat, which is not addressed to the Licensor, or the Licensee will be returned to sender.

    What the hell has this got to do with anything? is he known for identity fraud?

    16.0- Alcohol is permitted inside the flat for the personal use of the Licensee and is to be purchased by the Licensee. Unless the Licensee has given previous notice and been granted permission, the Licensee is not permitted to bring back guests under the influence of alcohol. Each case will be considered individually but the ultimate decision of intoxicated guest’s entry into the flat lies with the Licensor and not the Licensee.


    Will you also monitor their TV preferences to ensure they dont have fun?

    11.0- The Licensor will provide the Licensee with a towel, which the Licensee must use exclusively. The Licensee must not use the towels of the Licensor.

    one towel? do you only have one towel?

    15.0- No drugs are permitted within the flat. The Licensee takes full responsibility for any guests entering the property as regards under the influence of drugs. Any Guests of the Licensee found to be under the influence of drugs will immediately be asked to leave the premises. Anybody not complying with this request and the policing authorities will be called immediately

    Do you have a drug testing kit? Will you allow paracetamol

    You do realise he is a lodger and not your boyfriend, the more I read the more I suspect you will be buying him lots of fudge to pack in his cupboard.

    Nothing in your rules about wind-breaking by the lodger - is this allowed at all, or maybe only in the lodger's bedroom, with a maximum number of 'trumps' allowed each day that must not be exceeded?
