Ben, I've had lodgers for some years now and would not put this licence agreement in front of anyone. It's demeaning, and to be quite frank you sound like a control freak. do you even want a lodger?
why would you do their washing? To check they hadn't dirtied their clothes 'inappropiately' so you could chuck them out?
Lodgers should supply their own bedding, towels and personal toiletries. They would also provide their own washing powder/liquid.
You haven't mentioned whether they are allowed more than 2 sheets of loo paper at a sittting - aren't you going to measure the amount they use :rotfl::rotfl:Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
This is how I would re-word your agreement as it is way to much in favour of the landlord at the moment, although that is how it should be, but your's was way ott
Landlor and Lodger Agreement
Both parties must adhere to all the following conditions listed below.
1. No pets are to be kept in the flat by either party
2. The flat is no smoking. Smoking outside is permitted, but please be courtious to other residents of the building
3.1 No overnight guests without the prior consent of the landlord.
3.2 Overnight guests may only stay a maximum of 2 nights within any 7 night period. If a longer stay is required, the lodger will discuss this with the landlord and if the request is granted an increase in rent for this period may be charged.
4. Any guests the lodger has at the property is limited to 3 at any time without prior consent of the landlord.
5. The lodger is responsible for his/her's guests behaviour at all times within the flat.
6. All outdoor footware is to be taken off when entering the flat. The footware should be placed in the designated area to avoid tripping hazards.
7. Both parties are to be courteous with regards to the volume of tv's, computers, games consoles etc.
8. Neither party shall venture outside their bedroom without a minimum of t-shirt and shorts or dressing gown on.
9. Both parties will ensure the bathroom is reasonably clean after using any facilities.
10. The landlord will provide towels for use by the lodger.
11. Both parties will ensure that the kitchen is cleaned after use. No mess on the sides or dishes in the sink to be left after use.
12. Any breakages by the lodger or the lodgers guests should be notified to the landlord who will determine if the item needs to be replaced. If the item is deemed to be needed to be replaced then the landlord will ask the lodger to pay for a replacement. if the lodger refuses to pay for the replacement item, the landlord reserves the right to deduct the cost of said item from the security deposit.
13. No illegal substances are permitted within the flat.
14. Anyone under the influence of illegal substances is not permitted within the flat.
15. The lodger is not allowed to use any form of portable heater in the allocated bedroom or public areas of the flat.
16. The lodger is not to adjust any temperature controls with regards to the central heating and hot water system.
17. The lodger will be given a set of keys upon commencent of this agreement. If the lodger looses the keys then the landlord is entitled to having the lodger pay for the cost of new looks to secure the property.
18. The rent received from the lodger to the landlord will cover one furnished bedroom, use of the public rooms within the flat, water, gas, electric and council tax bills. Use of the landline is not permitted by the lodger without prior agreement of the landlord expect in an emergency.
19a. The lodger is to provide his/her own food, and internet access.
19b. The lodger may be required to provide a tv licence for use within their private space.
20. The landlord will be responsible for the general upkeep and maintenance of the flat.
21. The landlord offers on a weekly baisis to wash and dry the lodgers clothes along with his/her own. If the offer is accepted, the lodger will place all clothes/bedding in the allocated space.
22. The lodger is responsible for checking the fire alarm within their personal space. If the alarm is found to be faulty the lodger is to notify the landlord as soon as possible of the fault.
23. The lodger will be provided with dedicated storage areas within the kitchen for the storage of their food.
24. Neither party will enter the others personal space without explicit permission from the other party. The expection to this would be an emergency where the flat required vacating to check that no one was left in the property.
25. Both parties agree to give minimum 4 weeks notice to terminate the agreement.
26. not sure how to re-word the clause of immediante notice, but what you have is way to strict.
27. If the lodger is going to be away from the property for a holiday then no reduction in rent is due.
28. both parties are to notifiy the other if they are going to be away from the property for more than one night.
29. Both parties are to ensure that the flat is fully secure when exiting the property. Any subsequent robberty etc will invalidate the insurance and will leave the landlord to claim costs from the lodger if the lodger is found to be negligent in securing the property after exiting.Debt free 3 years early :j
