    isnt the stamp duty threshold now 125000. in any case it would not matter for you now that they have offered 130000.

    If you do have veiwings and the place is cluttered with baby stuff I would explain to people that you were let down and to please excuse the muddle, most people will be sympathetic to your predicament. Good luck, hope all goes well :wink:

    the stamp duty changed on budget day to 125k, our offer was after we instructed the agent to put 130k stamp duty paid,I belive they may have made a full offer because we were paying SD, which was the point i was trying to make, when someone is buying and has to find deposit, legal fees, stamp duty and buy offering to pay any of the above means it's money they dont have to save,
