I know there's nothing we can do, but what can we do!

We have some FTBs really keen on our house...2 viewings, last one on Tuesday. Now Saturday, and the only feedback from agent has been they are going to make an offer but want to go through some figures first.

1) How long does it take to go through the figures???
2) Should I pester the EA to pester them?

We're more than keen to move as it's only 12 weeks until baby 2 appears...and there's no room at the inn.

    Prepare yourselves for the fact that they might be having a lightbulb moment and they a realising that they cant afford it. Personally ( and I know not everyone is like me) I would have done the sums when I got my in principle decision. ie "we cannot afford anything more than eg 150k once we have taken out bills etc" Or this could be the moment where they make you a lower offer than you were expecting

    I think it would take me about an hour to go through the figures, having done a bit of internet research on contents insurance etc.

    yes do get your EA to pester them .Have they got an inprinciple decicion then?

    yes phone EA and get them to give them a buzz, if you dont have them wantin a second viewing withing a couple of days kiss em goodbye, people are very good when viewing at the wows and the oooooohs,but then when they leave your house you have no idea what the are thinking, our last viewer bought ours and never said a word when he walked round and i thought he didnt like it!!, viewers are odd things!

    Sorry robwend, first post not too clear. Same set of FTBs have had 2 viewings...the fact they were coming back for 2nd viewing so quickly after their first made us realise how keen they were (that and the massive grins on their faces we saw through the window when they left the first time).

    It's just the fact that they have told the agents they want to make an offer, but need to go through the figures. I too had already done this when I was a FTB, and have for the houses we're looking at, but appreciate that not everyone works like me (or you lynz!).

    The EA implied they had an in principle decision for the mortgage, but that's just what we've heard. Our house is on for £130000 as well, so it's that tough "just past the Stamp duty" threshold kind of house.

    Think I'll give them the benefit of the doubt and assume the first chance they've had is today to look through the figures, so I'll give EA a call on Monday to ensure they chase them up.

    try not to let on that you are too keen to move, but equally you need to know that your agent is doing their job properly. Prod the agent to prod them, get your agent to say to the FTB that there is "a lot of interest" in your property. A white lie, but nothing compared to some of the whoppers some EAs tell so that shouldn't be too much of a problem!

    Also, you'd better get used to the idea that, unless number 2 is late, you're unlikely to have completed and moved by the birth. It's possible to complete within 12 weeks, it's just not terribly likely, even if you keep on everyone's tail.

    I know we won't move until after baby's born now...I just want a sale agreed. The thought of the house being cluttered up with new baby stuff and a moses basket shoved where it can fit, while viewings are still happening just makes me think people will be put off.

    I agree the EA should be doing more...they were waiting for the FTBs to come back to them with an offer before they spoke to us...even though they'd already heard back. Near the end of our EA contract now though, so wonder what's going to happen soon?

    Good luck, don't show them that your getting desperate or the offers will come in at 120,000 to be below the stamp duty threshold.
