if your near the end of your contract, then I would start to look at using another agent, it's not your job to chase them up and see what's happening, surely that's what you are paying them for, and they sure know what to charge.
The buyers may be waiting to see what the budget brings regarding stamp duty etc?
On another point I have seen loads of houses for sales recently with a board in the garden and a www. address on it so I guess this is the owner doing a private sale, if you know someone who can do a web site it may be worth doing the leg work yourself0 -
We had some buyers who absolutely loved our house, young couple with a toddler. They put in an offer which we accepted, they came back another couple of times, the third time taking pictures to show their family. We then got a call from the EA a week or so later to say sorry but the buyers found they couldnt really afford our house after all!! How sickening is that?0

FTBs got in touch with the EAs.
Still very interested but still need to look at the figures. EA feels they don't have a mortgage in place as she tried to talk to buyer about it, but he fobbed her off.
So back to square one. oh joy.Who made hogs and dogs and frogs?

I just don't get why they bothered to bring their plumbing father round to check the boiler/loft/heating etc on the second viewing if they weren't in a position to buy. Why get the family involved in the time wasting too?
And went to another house on our estate to compare it to ours before they put in an offer?

Can you believe it, the FTBs came back with an offer today.
We rejected it as too low...they then came back with a second which we've accepted.
They do have a mortgage in place...they just seemed to want to REALLY think it over!
However, we're still getting the valuations tomorrow from agents we may go dual agency with as it could still all go belly up.Who made hogs and dogs and frogs?

8 days to put an offer in after 2nd viewing...it isn't so bad when you look at it like that I guess, but I'm not sure I could spend that long deciding!
It wasn't as if it was anything to do with the budget either as the offer was agreed before GB started to speak...unless it was a relation of GB who was buying:think:Who made hogs and dogs and frogs?

i was thinking of a post for you as i read thro now it seems it's not needed but will post anyway may help others.
we have a prop on at 130,000, had an offer at 125000 OH wanted to accept, instructed agent to offer stamp duty paid, guess what new couple made offer next day for asking price, never know if it was the stamp duty thing, all i know is it's another 1300 to find along with the other fees.Div 1 Play Off Winners 2007
