Norma, if youm read the small print of echeque you will find that you are nolonger contracted to sell anything to this party. Under contract law a breach has taken place and you are nolonger bound by that contract. Therefore you are well within your legal right to sell to the underbidder. I hope this solves your dilemma.0

I've read the small print and can find no such clause.
