    No that IS taking it too far.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Take a look at all his posts to show his useful contriburtions to this forum. But I must remember NOT to feed these Trolls but an odd one liner to his pathetic one liners is tempting.

    We have purchased 3 properties and the latter 2 we viewed (prior to having ours on the market i must add!) We liked and then put our house up for sale, we sold both times within 2 weeks and sales completed approx 12 weeks after first viewing. We would not have moved or bothered selling up just for the sake of it, it had to be for a particular house, had we not accepted an offer on ours quick enough then, tough, thats life, we would just have stayed put.
    I would never refuse a viewing regardless... the more the better especially now the way things are.

    When we wanted to put our house on the market, we of course wanted to know if it was worthwhile i.e. could we realistically afford what we wanted from our next house. There is only so much you can tell from looking online, so we did look at a few. However we always made sure the EA was aware of our situation.

    As a seller, we've no problem with people coming to view who aren't in a proceedable position. We always ask, so we know the score, but at least if they cannot proceed we know to have no expectations whatsoever. We appreciate why people may need to look around before being in a position to put an offer in.

    On the other hand, I know other people view this differently, and wouldn't consider a viewing unless you are proceedable. However so long as you specify when you call an EA to request viewing, you should be ok. If they don't want you to view, they won't let you, so no harm in asking as I see it.

    There seems to be two chains of thought here.

    1) Get as many people through the door. It only takes one to fall in love with the house you are selling and you have taken a big step towards selling the house.

    2) Only allow qualified people through the door to minimise the disturbance to you. There is only any point marketing the house to people where the house fits what they say they want, and where they have the funds to pay for it, as your eventual buyer will fall into this category anyway.
