We viewed a house before marketing and would have bought it if not beaten to it by someone else. We eventually sold a few months later and I'm sure the vendor would have been glad of us had they not sold.
Sometimes the house you want comes up when you are least prepared for it.
I agree with chickmug, and as for oneeye....he's obviously hurting.0 -
viewing it once is bad enough but going back for a second viewing when you are in no position to buy yourself is taking the p!ss.
When we had our house for sale we would not accept any viewers who could not prove they were in a postion to buy, we never had many viewers, but to be honest i would have hated my missus tidying the house up for some rubber knecker to come round and have a nose.
We never sold, but im happy with our decision and i would do exactly the same if we was to try and sell again.I am not a Mortgage AdviserYou should note that this site doesn't check my status as not being a Mortgage Adviser, so you need to take my word for it. Our house isn't on the market yet and we've viewed a few. If we find a house we like we'll put our house on the market at a very competitive price to sell. As it is it is going on the market soon but at a slightly higher price. Until we find something we like (and there's almost nothing on the market in our size/price range) there's no point trying to hurry a sale.
Actually now I think about it we sold one of our previous homes to someone whose home wasn't on the market when they first viewed.0 -

only because no one else bought it before them you don`t mind having your time waisted as you are a time waister yourself
Why do you get so offensive towards those having a differing point of view. You are not the sole source all that is right. If you have nothing useful to say why post at all.A retired senior partner, in own agency, with 40 years experience in property sales & new build. When we sold our last property we did about 20 viewings on it. I actively encouraged our EA to send people round even if they felt our property wasn't exactly what they wanted, it wasn't a run of the mill property and had to be viewed to get the full picture. My rationale is that even if there is a glimmer of hope that a viewing will turn into a sale then an hour of my time was nothing compared to achieving that elusive sale. You could argue that I wasted some serious purchasers time as our property was obviously unsuitable for some of the viewers.
With the market being so slow at the moment, I believe you should do everything possible to create that sale and you would be mad not to show people round. Even if your house is not on the market yet who is to say you could not receive an offer within a week of putting it on?
Have the attitude that you are not wasting peoples time and that you are serious about looking for your next home. View as many as you wish and don't be put off by others views. Do people really want to sell houses?
By the way I had a great relationship with my EA who was instrumental in us achieving a good price for our property, find an estate agent whom you trust and get on really well with and they can be a huge asset.0
