    Calm yourself with the assurance that you live in a country that doesnt really give a monkey's about tenants OP. Even if you were an intentionally bad landlord, your tenants chances of getting more than a couple of grand compensation would be very slim at best, as it is its her word against yours and a smacked wrist on the way for not serving a Section 21.

    I doubt very much all is in order elsewhere as it should be with this 'wanna be' landlord.

    Let's get back to the facts. You don't know the house was damp, nor do you know that the damp caused or even contributed to the tenant's respiratory infection.

    If your friend's pneumonia was caused by spores then it was fungal in origin. I assume therefore it did not respond to antibiotics - if it did it must have been a bacterial infection.

Bacterial pneumonia is the most common form of pneumonia in adults and is usually more serious. It may be a secondary complication of a viral respiratory illness such as flu, especially in people with immune deficiencies.

    One of the most common bacterial causes is Streptococcus pneumoniae. Other common causes include haemophilus and staphylococcus. More unusual bacteria are sometimes found, especially in people with underlying problems with their immune systems. Fungal pneumonia is almost always linked to an immunodeficiency."

    Anyway I have received a letter from a solicitor and it states I should NOT go into my property and do any renovations to it until they send an independent person to inspect it for damp


    A solicitor has no legal power to stop YOU entering YOUR empty property, a court yes, not a solicitor.

    Send them a recorded letter, stating that you have already renovated the property! don't end your letter with Yours Sincerely, end with GOODBYE.

    You don't know that: you are jumping to conclusions. Your posts are unhelpful and vindictive but then that would appear to be your usual standard. OP - you can use the "ignore" function under the User CP if necessary.
