    Hear hear (or possibly here, here, I've never been sure).

    I sincerely hope none of the uber bulls here are dabbling in the markets, they'll get wiped out making such sentimental decisions.

    What percentage of people buying property are dabbling in the market as opposed to buying somewhere to live.

    If I seriously believed there was anyone out there who had bought a flat for £100,000 in Jan and sold it for a £700 profit in April this would have some credence.

    The figures are not based on that though are they it is on average selling prices not people who have purchased then sold in 4 months.
    Why be so silly, the average buyer stays in a house 5 years+:confused:

    Graham you know I only ever use nominal as that is true cost. We had a discussion on it can't you remember or are you being very selective?

    Did you buy your house for a nominal amount or did you put a seasonal adjusted offer in?

    PS we have only just come out of winter, the whole of the first 1/4 of the year is winter!

    to be clear Graham as you're this Boards King of Spin - i have never used seasonally adjusted numbers and don't intend to, these are just mortgage approvals from a lender with the Halifax who has less than 30% of the mortgage market. just as they went down i don't take them too seriously when they go up.

    and for the record house prices may drop again, they may not.

    my view is that the national average have between 5%-10% to drop.
    outside this some areas are already flattening out and increasing in value - i'd hate to be in one of those areas after taking advice from anonymous strangers on an internet forum telling you not to buy a house.

    So would you argue NE is not real if they do not sell there house?:confused:
    If you only want figurs based on such short time frames and as hard facts you will have very limited figures

    Seasonal adjustment resulted in the Nationwides figures reporting last month as only 0.9% when actual prices rose 2.2%

    This month it reported a fall of -0.4% when in fact the rose 0.6%

    So in fact seasonal adjustment is working in your apparent favour at the moment

    I do question the whole seasonal adjustment thought at the moment as the market is vastly diferent than it has been in the last 15 years.
    Has the seasonal adjustment strategy similarly moved?

    One thing for sure is that in the last few months in my opinion the prices seem to be starting to stagnate, some months up and some months down.
