advice re: renting part furnished plus landlord leaving his car at the property!

Just make sure you either change it back at the end of the tenancy to the original code, or inform the LL & agent in writing of the new code. If you don't give them the new code once your tenancy is up, you may well find a bill for the call out to have the alarm unit reset.0

It's just easy to forget this second part, & then find yourself faced with a large bill later. Have you seen how much alarm reset call outs are?:eek:
When we bought our house, we weren't given the code, & the previous occupiers had already moved & didn't bother answering anyone's letters. No problem as we never used it. When we needed to move it, we found it still worked. 3 workmen removed it from my walls with a hammer, whilst most of the street watched, rather than pay the call out & wait to shut it up.0 -
If it were me, I would change the code on the alarm, make a note of it and then change it back before you leave.
You could always advise the LA of the new number, in case of emergencies, and that way you're acting reasonably.
LL parents shouldn't have keys to the shed. Do they also have keys to the front door.
If LL's parents do come in and fall foul of the new alarm code then they wouldn't have a leg to stand on legally.
You might have breached an odd clause of your tenancy agreement by changing it, but they will have breached a statutory right by entering without your knowledge or consent.
Besides, you might be worried that an ex-tenant or dishonest individual might have the code - you don't know who lived there before or who your LL is friends with, especially if you have had reason to believe that someone has been entering the house when you're out.

LL owns the house and were the last ones to live there..LL parents have keys to two sheds in the garden and also the house, they claim that the sheds are not part of the rental and that they are storing the LL personal effects in there..Im pretty sure that they will just arrive unannounced at the property from time to time and head straight to the sheds0
