advice re: renting part furnished plus landlord leaving his car at the property!

I posted a few weeks ago about my house sale nightmare and am pleased to report that we afre now moving next weds..we are moving into rented and are a little concerned about a couple of things with regard to our new rental property.

Its a large house which is partly furnished and we are wondering what the situation is re contents insurance..as surely we dont have to insure the landlords furniture?

Second we were rather annoyed to discover that the landlord has left his car in the garage and doesnt intend to move it..where do we stand on this?

    The time to negotiate is before you sign the contract. If the car in the garage is annoying you then ask him to move it or look for somewhere else. What would concern me about that is that it would give the LL every reason to keep dropping in to the house, depriving you of your right to quiet enjoyment.
  • we have asked the LA to contact the LL re the car..he is actually in Dubai..so no worries there!..however the LA feels that the LL wishes to keep his car there which we are peeved about as the house was advertised as having double garage facility..when in fact it doesnt

    Definitely cause for complaint there then! Phone the agency and don't take 'sorry there's nothing i can do' for an answer. People pay hundreds a month in some areas for garages and parking spaces! If this was part of the original ad you would think some kind of discount on the rent would be reasonable.

    unless the landlord's furniture is worth loads, I wouldn't worry about it insuring it (though I don't know the law on this so don't quote me!). You may want to insure your own possessions though??

    You need to work out the cost/loss of the garage to you.

    How much would you save on car insurance keeping it garaged?
  • not quite sure how much it would save us keeping the car garaged, but our other worry is that we feel we may be held responsible if anything happened to the car:confused:

    The reduction in your insurance is probably not much, but do ask your insurance co. for a figure per month
    What is a better figure to find out is how much a similar garage would cost you to rent in the same area.
    Then add those two figures together, & ask IN WRITING for that to be taken off the rent, until such time as the garage which you are paying for, is made available for you to use, enclosing a copy of the ad.

    re the contents ins. The LL must have his own contents insurance for his stuff, but equally you should have your own contents ins for yours. If you buy a policy specifically for tenants, there should be cover for accidental damage of the LL's contents.

    Thanks for the advice..we went back to the LA and insisted the car was removed otherwise we would wish to have a reduced rental..the car was removed the next day!

    We have now moved in and have had a telephone call from the LL wishing us well and also a long email where he has filled us in on imformation regarding the house, advised us how friendly the neighbours are and said that he hopes we are happy during our time there..which I thought was rather nice:D

    We have moved into rented to free ourselves of a crippling 30 year mortgage and our plan is to be debt free entirely in 3 years (we still have outstanding loans) and start again on the housing ladder but hopefully with a shorter mortgage term...so I will be reading the rest of the boards with interest!
