Are you a precious FTB? I would not entertain a buyer who tried to negotiate a lower price simply on the grounds that the property needed some paint & wallpaper...yes, even in the current market. Those are superficial issues and a matter of personal choice: a vendor may choose to tart the place up a bit but if they don't , your belief that it's worth a reduction in price may just lose you the house you want.

It depends really - if you see two virtually identical houses on the market and virtually the same price... one has new ktichens, bathrooms, maybe an extension, recent neutral decor and recent neutral carpets... the other is straight from the 1970s... wouldn't you be prepared to pay/offer more for the former?

Depends how much choice there is in that sector of the market - you have to be competitive: if you can't compete on finish, then you need to take a price cut.

So, as a seller, a £20 pot of paint and a day's painting can be VERY worth while...

Heres an example of a house I viewed and another
both lovely houses, but with decor, that would require the house to be gutted, every room decorated, new bathrooms and kitchens, hence that is reflected in my offers. They dont have to sell for a discounted price, just as I dont have to buy. I always buy a house with my head, I leave emotions out of it.

Not if I didn't like what they'd done, no.

Seriously, we've rejected a couple of houses on the grounds that the new kitchens and bathrooms (which had recently been put in) were just not to our taste.

Look back - what I said was

"I would not entertain a buyer who tried to negotiate a lower price simply on the grounds that the property needed some paint & wallpaper...yes, even in the current market. Those are superficial issues and a matter of personal choice:"

Not talking about extensions, carpets,, new kitchens or bathrooms..

    DKLS posted

"I will calculate a costing of bringing the property to my standards, and that will be reflected in any offer I make...."

People's standards differ but it doesn't necessarily follow that a vendor will (or should) reduce their selling price just because a potential buyer doesn't like the wallpaper or the colour of the walls.

Those sort of buyers should stick to Barratt Houses.

 See my post above. The OP isn't saying that his/her bathroom or kitchen needs ripping out or that the property needs gutting - s/he was asking about repainting a room.

You haven't seen it! And it proper stinks! :rotfl: It belongs to H. I don't know why he even has me on the insurance; I've driven it once in 18 months because you can't fit a fridge-freezer in a MINI unfortunately!

Bl^^^dy hell it's cheap where you live - that might stretch to a 2-bed scummy terrace in a rough area round here

It's not so much that even - if it's a bit grubby, the decors a bit dated/chavvy/non-aspirational, you can smell deep fat fryer, see babygrows on endless dryers.... you kind of come away thinking people who live in this area and houses like this have bad taste, can't afford better, don't feed their kids properly, have really mundane lives - I don't want their lives.....

let me tell you a story, lots of people love show homes lots HATE them all dressed up, we get lots of people asking to see empty plots so they can imagine their own pieces inside rather than a showhome where no one lives no tele in the corner no mess( unless its a sunday afternoon approx 4.30pm when the traffic has just finished)if someone likes your home for that is what it really is, they will buy regard less of paint colour but as have said previously the colour scheme can slow down a sale.

We just bought a house. The kitchen has a red wall and it is fabulous. The living room is pale yellow, and that probably needs doing, but it's because it's getting on a bit, not that I dislike the colour. The master bedroom is ..... terracotta. And I really like it, it goes with our stuff really well.

I wouldn't change a thing. In a previous house, I was a little worried about the bright lilac master bedroom I had done, with hot pink and purple duvet cover, OH was a little worried about the unusual mix of yellow and blue in the living room. It sold without any difficulty and in fact the bright rooms featured prominently in the ads. I bet it's now magnolia, but you can't please everyone, and you never know ... if I see a house all in magnolia I wonder why it's been re-done for sale, and start imagining all kinds of horrors that have been hidden. I like it to look like a home.
