When viewing a property would you mind if..

Would it bother you if the living room wasnt a neutral colour? We have a terrocotta (sp) living room and I am trying to decide whether it would be worth spending the extra money re-painting it as well as finding the time. However, assuming with the current housing market it may be a good idea.
Also - I have a dinning room table but the wooden top is a bit chipped - would this bother you? I dont know whether to buy a table cloth to go over it or not? I know it sounds pathetic but wondering what I can do to make my house more sellable.
If you are going to view a house what do you look for?

  • I would at the least dress my table up.

    If the terracotta was a bit in your face I would paint over it.
    The quickest way to double your money is to fold it in half and put it back in your pocket.

    Lighter colours make rooms look bigger so the house looks better value: Fresh paint lifts and brightens.

    I usually only decorate my houses if I am
    a) Renting it out..
    b) Selling it.

    I'd recommend the Landlord's favourite colour scheme: White ceiling, magnolia walls. Very unlikely to put anyone off.

    Re. Table I wouldn't worry, tho an IKEA tablecloth ain't gonna be more than a £10??

    There's a bit of a subliminal message going on - the people who live here aren't really the type of people who eat at the table and can only afford battered 2nd hand furniture.... a table cloth from IKEA/Habitat says these are aspirational folk who spend their weekends in aspirational funky shops.... :rolleyes:

    OMG that's where I have been going wrong. I don't go to funky shops at the w/e to impress the shallow folk- must set my sights higher:rotfl:

    scw - get a friend round and ask them to be brutally honest. Repainting a room is neither hugely time-consuming nor that expensive and some idiot house buyers are totally incapable of looking beyond what is already in place.

    If you think your table will put them off buy a reduced price bedsheet in a stunning colour or visit a charity shop people are always buying tablecloths and then deciding they don't need them ;-)

    Paint it magnolia, some viewers can't see past the existing decor and you need to make it easier for them to visualise, not harder.

    Dress the dining table for viewings with tablecloth, place settings, glasses etc as though you were welcoming guests for dinner.

    ...and as tbs says - invite a friend or two round for a mock viewing and ask them to be totally honest with you. Be prepared for the results, as you may not like them.

    Post some photos on flickr or photobucket so we can see what we're advising on.

    We have a table cloth over the table now but its a plastic type. The dents are from my lovely 2 year old daughter. Will get a new table cloth. I am quite ashamed of it now thinking about it.

    Because its a large living room it will be time consuming so its trying to fit it in tbh. My husband works continental shift pattern and isnt off for another 8 weeks for any length of time.

    I think I will invite friends back and see what they say. We have large windows and patio doors in there so I find it quite light and airy but I am bias!

    I was wondering about that!

    Will sort some photos out and show you when I get a chance. Am supposed to be de-cluttering but having a break.

    Never be ashamed of anything a 2yr old offspring has done. (Rules change as they grow older!)

    Sod what other people think. However, if changing something makes you money, that's a different decision criterion.
