    Our current LL is fine - we pay the rent, she's happy with the way we look after the house and she leaves us alone. We've got numbers for emergencies and *touch wood* when we've needed to call them they've been fine. Can't really ask for anything more. It'd be nice to have have one of these LL's who's in it for the long-term and lets the tenants have a bit of freedom re: the way the house looks, but that's a lot to ask.

    Our last LL was the crappest of the crap. Our LL was technically an organisation, who were rubbish, and we dealt with individuals within that, who were also rubbish. A fantastic way for absolutely nobody to have to take any responsibility. Add to this an LA who was criminally negligent, a habitual liar and a truly vile person, who employed absolute idiots, and it really wasn't a pleasant experience. I'm not a vindictive person but I sincerely hope that what goes around comes around and they all get what they deserve.

    We have an EXCELLENT landlord in Cardiff. Any probs, deals with them IMMEDIATELY and it's not like he only has one house. After the nightmares I've heard of I feel blessed in this position! Had a prob with bath last week, he was there in the morning with the plummer and instantly sorted. Lovely stuff.

    later on I moved to flat in Ladbroke Grove, the LL was a demon.

    mine is a pain!took 3 months to fix our TV (in which time we wasted a quarter of the licencse!), 3 months to fix the internet. Claims that 24hr notice is texting at around 10 the night before when we are normally in bed so dont find out til we get up to work and then they moan about the flat needing a hoover!
    We think its because the tenants before us left the flat in such a state we had to delay by moving in by two days and the whole place had to be completely redecorated!

    My previous landlords agents were brilliant, a small outfit who charged me no fees, was approachable and got stuff sorted quickly. The definition of a landlord's agent!

    Since then of course I've experienced trendy high street letting agents who charge you hundreds of pounds at every oportunity yet don't actually provide you with any service of note.

    I wish Clutton was my Landlord.....

    Bearing in mind my username I can't be too specific... but...

    Mine has no conception of the TDS, despite me explaining it in detail more than three times. It is apparently OK if you keep all the deposits in a "separate" account for all the properties that you rent. (The "holiday" account....?)

    Hot water is a bonus, but if he does decide to send a plumber round it is not necessary to tell me first.....

    The rent is due before the renewal/rent due date... It is linked to the mortgage repayment date, one week earlier (This balances out after one month but shows naivety)

    It is OK to email at 8.00pm on a Saturday night to say that he is coming to do an "inspection" at 10.00 on the Sunday morning and then get arsey because I have not received the message and am out on the Sunday...

    Almost worth moving out to see what he tries to do with the deposit..... Lol....

    So many people have lovely landlords/ladies, lucky you!

    I've rented three different properties - the first was a student place all done through an agency, didn't meet the LL at all. The second was a nightmare from start to finish, cumulating in a shouting match between me and her over the cleaning of an oven. In my eternal wisdom I decided to 'take revenge' by dumping all the broken furniture she 'provided' us in her own back garden. Running away from her was fun!

    My current landlady is nice enough... thought she'd be another crazy when she came over for a covert inspection and stayed for an hour and a half, taking notes and commenting on how we live. However she must've sensed the 'get away from me woman!!!' vibes and came round a few weeks later with a bottle of wine to apologise. Nice lady.

    First landlord was a student landlord. Very friendly when you met him but never followed up on his promises to fix things etc. I'm pretty sure him and his wife used to come round with no warning, she even came into the house once and unlocked the door to my room while I was ill in bed! Completely cut off contact with us after we left without paying back our deposit. Only managed to get 1/4 of our deposits back after threats of taking them to court. Overall, terrible!

    Second house was through a letting agency, we never had any problems and had no contact with the landlord at all.
