    I would be wary of proceeding until you know for sure the purpose it has been bought for. It could be for any of the things already mentioned, but even just grazing animals can have it's problems. They often come with smells and extra flies in surrounding areas. Not a problem if you like country ambiance, but something to consider if you don't.

    You could try down loading the title register from the LR. With land, put in adjoining postcodes to the land and it should come up "land adjoining" If its just been sold it wont tell you new owner yet but will tell you any covenants. Land next to me said only single story stables can be built and not in front of the house.

  • We live on the outskirts of a village with landowners who keep trying to sneak their bits of field inside the village boundary. You have to be vigilant and keep checking the Local Development Plan (this is in Scotland) which comes out every few years. We fought off one proposed development in the field right next to us, when the Reporter came down on our side. It was a lot of work though. Hopefully a precedent has been set but you can't guarantee it and another time the Reporter might find differently.

    Actually, another huge benefit of house prices crashing is that there is less incentive for landowners to flog off all their crappy old farm buildings and paddocks for a small fortune.

    Well, I thought the objector to herds of peacefully grazing ruminants was quite amusing too. The trampoline scenario is being played out right now in thousands of gardens, and those affected find it far from funny. I think I moved just in time.....

    You do make me laugh coming out with this after not reading my post properly, not least because I wasn't objecting to herds of peacefully grazing ruminants as you have suggested I was! :rotfl:

    I was pointing out that the OP may not have wanted to have them next to their garden, and never mentioned it was ever a problem for me. And yes, there have been complaints from new neighbours moving to the country over the years, wanting the country life, but not the "ambiance" that goes with living in rural places near their back garden, hence why I made the point to the OP.

    Sorry, it was a case of bending things slightly for comic effect; something I'm frequently guilty of. :o

    I think we both appreciate that one person's 'acceptable development' can be another's property nightmare. The last property I owned was in a situation where nasty development surprises were virtually impossible. My neighbours thought that too. Then the trampolines arrived......

    I used to be fascinated by Homes Under The Hammer (tv programme) and I remember once, someone bought some land that was designated open space and the council said it would be highly unlikely the buyer would ever be able to build on it. I think this is likely to be the case nationwide. I'm sure you're safe - it would be lovely to see horses or something on it :)
