Bloor Homes is it worth asking 20% below the asking price?

Me and my boyfriend are looking at buying a brand new house from Bloor Homes, we are hoping to buy the Show House as its available. Its up for £289,995 and we want it more at £229,995 is it worth putting in a cheeky offer especially as we have a huge deposit and can sort things very quickly. I dont want Bloor homes laughing at us if we ask for 20% off.

Anyone experienced anything with Bloor Homes? Help would be much appriciated....

    Bloor homes or anybody else can laugh at me for £60k. What are you worried about? The worse that can happen is they say no.
  • Offer £200,000 if you're in a good position to buy.

    People are avoiding new build homes, as they lose the most value in house price crashes.
    Have a look on Housepricecrash.co.uk, some people have got them for 50% off list price, as developers are screwed!
  • I was thinking about maybe asking for some of the show home furnishings and /or decor I would love to know if anyone else has ever been so cheeky?

  • You just can't do this rule of thumb - knock 20% off gambit. You have to work out what the place is really worth.

    Look at similar 5-20 year old houses in the area - what are they going for? Remember in 5-10 years time the fact that yours is slightly newer won't count for very much and won't necessarily justify a higher price.

    Also, if you are buying the show house, this suggests the development is nearly finished and the builder will soon be off site, if he is not already. This means it will be slightly more difficult to get snagging issues addressed. If there is an active sales office in a double garage for one of the show houses then you can make a nuisance of yourself there after completion to get stuff attended to - if no sales office this is more difficult!

    I've just had a friend buy a new-build in north London. The building society insisted that the price be dropped by 20% before they were prepared to lend. After a fight the developers agreed.

    This house is along with a few hundred others being buit in a new village. The village is being created and there will be a train line with direct links to London. The house I feel will be worth a lot more in 10 years but at the moment there is loads of building work going on areound a 3 mile radius. I feel it would be nice to get a load knocked off for now, and I feel we could do a quick sale at present just dont want to look to stupid!

    I would worry more about the develper getting a bit stuck and flogging half of them off cheap to a housing association. You could end up in the middle of a brand new sink estate.

  • That does worry me just in case the Housing associations buy a load but I doubt they would as I thought they did not have any money too. How do I find that out?
