    You need to look at properties on an individual basis, rarther than just if they wont accept 10% off, then its on to the next one. Some may be on at 20% over a realstic price, some may be bang on the money, and some may be actually less than a realstic price, for a quick sale. Its Impossible to therefore impose a 10% reduction on asking price ruling. Offer what the property is actually worth to you, and you *may* have more sucess.

    Oh yes I DO do that, I mean look at properties on individual basis, just today we saw one that needs a LOT to be done and is overpriced but we think it has potential, so we want to meet the seller's expectations as much as possible.. even thinking maybe an extra loan??

    Of course I like bargains as well, but I know that sometimes is not possible, i am realistic in my offers I think.

    Me too - honest! Not just offering 10% under as standard! The house we liked had 20 yr old kitchen and bathroom and v tatty garden but liked the feel of it so our offer seemed reasonable to us. We're not in a hurry though and will keep searching...

    FWIW the one I'm offering on is an offers over offer :o so no discounting for us on this one!

    I feel its suitable, rather than worthy :o. And the offer we're putting as our top limit making is very fair to vendor and affordable for us. We're in a pretty odd situation, looking for something quite specific and sadly, not very common. So we're going to have to make sacrifices somewhere a long the line. :(

    I feel its suitable, rather than worthy :o. And the offer we're putting as our top limit making is very fair to vendor and affordable for us. We're in a pretty odd situation, looking for something quite specific and sadly, not very common. So we're going to have to make sacrifices somewhere a long the line. :(

    Well finding the ideal is as difficult as winning the loto, isnt it?:p

    So far all we have seen doesnt tick all the boxes, but we found this detached place that I woud like us to get if possible, but my reason is mainly almost 5 years of nightmare wall to wall neighbours, I just need to breath in piece !!!:p

    Since deciding to BTL our house and going chain free in January, we've looked at quite a few houses.
    First one, the bloke was simmering with resentment when we visited and refused to take a lower offer (15% below). Said bloke is now known as 'Mr !!!!!!' ;)
    Next one, went to sealed bids and we lost out. I broke my heart over that one.
    Next one, was like a building site and on our second viewing the vendor told us he was renovating (sp) to rent it but would take £110k for it. Errrm, its on the market for £99k mate!!!:huh:
    Next one, we got beaten at auction last night, but I wasn't that bothered, as my dream house came on the market on Monday
    Today we've had an offer accepted on a lovely little cottage in the village that my little boy will go to nursery school in after Easter!

    We first put our house on the market in Jan 08, so its been a very stressful time and has been a long time coming, believe me!

    It goes to show things happen for a reason;)
    We are thinking on putting an offer on that detached place and see how it goes, mind you still not quite my dream, but if we got it for a good price we could transform it a little bit to our liking;)
