I know how you feel i sold last year thought something would come along stayed with family for 8wks nightmare !!!!!then found a let [need to stay in area which has very little turn over] ones that do are not suitable or outwith our price made a few offers but just outwith reach i refuse to over stretch. On the flip side prices have droped a little could have went the other way while we were out the market It does get you down when all you want is to get back to having your own home again. I keep telling my self that what is for us wont go past us. SORRY started this post to try and cheer you up but ended up venting myself i just know how you feel good luck0 -

Firstly, the decision to evict or let is not remotely decided by your agent. It is the landlord alone who makes these decisions. Secondly, even if they do want you to leave you have some options. The first is that you can leave on the day of the end of the fixed period without giving any notice. If you stay beyond that period then the agent must give you minimum 2 months notice to leave (if they have not done so already) and you must give the agent 1 month, all to coincide with a rental period. This notice must be given (by the agent) in an appropriately worded section 21 notice, and your deposit must be protected for it to be valid (if this applies to you rental).
Finally, if you have received notice but still cannot move on the expiry of that notice, do not panic. The ONLY legal way to evict you is to apply for a possession order from the courts. That will take time to come to court, probably a few weeks, and time to be enforced by the bailiffs, probably a few more weeks. So it's not unusual to get another 2 months grace (of course you should still be paying your rent). You will receive nothing worse than a letter and perhaps a trip to court (where you will not be 'judged' but merely asked to state why you are having difficulty moving out) until the actual day of eviction.
Nothing you have agreed contractually can override your statutory rights.

Having read my post, i realized there are some mistakes.
EA is NOT ARLA, OEA, etc registered so i think it is illegal that they are not as who will regulate them if they proceed incorrectly??
I was thinking about contacting the landlord and telling them so, but maybe i should do it beforehand?? I also think he is unaware of them trying this game and potentially losing a good tenant over us not wanting to be tied up for another fixed 6 months !!!:eek:
My doubt is, will the land regsitry be the place to find the landlord? Will he appear with our address even though he doesnt live here??
The EA is definetely makign the househunting stressy as we feel rushed by time, butin the end we shouldnt just nuy any whole because they rush us:mad:

A bit of sense and as I keep saying people need to stop panicking and continually dropping the price of their houses - it is and looks desperate and the only thing it will achieve is an even lower offer:eek:
Where are sellers continually dropping prices? All the sellers where I live (North East) seem to think their houses are worth more than London and won't budge. The only house that was reduced to 2004 prices sold within 3 days:T.0 -

Mmm. My supadupatechnical advise on this one would be to ignore the LA.
Do you know who your landlord is? It should be on the agreement. Provided it's not the LA I'd contact them and ask them how they feel about you staying a while longer without committing to the full new tenancy that they probably know nothing about.
And keep looking for a house. This one didn't happen because it wasn't meant to. It doesn't have to be the absolute home of your dreams but the best reality would be niceEverything that is supposed to be in heaven is already here on earth.

Absolutely. Housebuying is much too important and much too expensive to make decisions in a hurry because some EA wants some more commission and is being a pain. Stick to your guns, and don't let them rush you into anything you might regret.Do you know anyone who's bereaved? Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).

yes WOW indeed, tenke. I'm laughing at my last post as I wrote it before reading the rest of the thread.

I'm bored of it all too! Our final offer was rejected today (FTBs and offered 10% under asking price). They asked us to make another offer but we've said no. there was a new kitchen and bathroom to buy and we can't shell out any more!
Bit disheartened as nothing new has come on the market in our area for a week or so- very slow and then one house will come along and be sold the next day- we don't even get to view them before they're gone.

I think we should just hang in there
We were kept in darkness, not knowing yes or no until almost 2 weeks. We upped offer but still no good enough, we decided it was enough, they were not goign to stop until askign price, so not good when the house needed basically to be bron again :eek:
Anyway, better times will come0 -
For what its worth, I'm having offers over 90% asking price rejected too (not probate, just normal sales). I have no chain, got mortgage ready to go. Feels like I'm back in 06/07 again. Maybe I'm just unlucky, not finding a seller who actually needs/wants to move and get on with the bl**dy thing, in what is a falling market.0
