    dont forget every incentive given goes on the cml form and is produced to the valuer, which could down value your property, if its wimpey they are doing a money back reservation fee at the moment if you cant get a mortgage, usally developers pay only £500 towards legals so if there paying all your legal fees you have done well but once again this will be on the cml

    How much is Persimmons reservation fee (As i read from another thread says 250, but we've been told was 500) I'd go with what they're telling you. Both sound cheap to me -1000 is quite normal.

    If anything happens to our mortgage application (we have the mortgage in principle at the mo), can we have the reservation fee back? No. Once you hand it over, it's theirs.

    Asking price is 235k, now down to 210k, so its about 11% drop, is this a good deal? (We looked some recent builds in our area, their ave asking price for a 4 beds det with garage is 220-260k) I was going to say no comment but if it's a price they are offering you as to a price that you have spent time bartering on hard then no, it's not a good deal.


    I live in a persimmon house - they are the best new house company I have ever dealt with and we have had several ! We paid £250 as a reservation fee - all the above advice is correct. I know on this development they are doing part exchange / 5% deposit and the 75%/ 25% deal. We bought at the height of the market and had part ex plus 5% extra deposit paid plus 5k towards flooring - they are always willing to do deals particularly on stock plots that are already up and finished - no choice on kitchen etc but could get a really good deal- you need to think of ways of getting a good deal without knocking actual cash off:T

    They are not going to pay any of legal fees or any money towards mortgage, i have my own, so I am after either further discount or throw in carpets, etc

    Can I ask which Persimmon devision did you deal with? We are FTBs so wont be able to do the part exchange and the plot we are interested was released 2 weeks ago... I am thinking every possible ways to get a good deal, but doesnt look like they would give in:eek:

    To be fair to you, if it's only just been released then they aren't going to be as responsive as they might otherwise be if they're struggling with it. They are going to want to see how it goes before they start to consider further reductions.

    I would try for every extra going - remember it doesn't cost them a fraction of what they tell you it costs. I'd put the figure at about 30% of what they tell you.

    You're in an even better position with no part exchange. We live in South Wales on a site. See if they are doing any helping towards your mortgage offers or whether they will pay your stamp duty. As a kind of ball park rule (we are friendly with the site manager which is how I know) they can offer around 8 - 10k of incentives towards any house - but that will depend on the price of the house, the demand for that type of house etc. We had about 12k worth of incentives 2 years ago at the height of the market. Persimmon do loads of optional extras with their houses as well to personalise them - see if you can get some of those thrown in

    We used to live in South Wales, in a village called Caerleon, loved it, but I had to return to the North to finish my study, then after my course finished my hubby started his PhD, so doesn't look like we would return to South Wales anytime soon...

    So far they've gave us about 25k off, dont think they would drop the price further, but I am trying to ask for carpet/flooring, upgrade kitchen, alarm system, turf the garden and stamp duty...wish me luck!;)

    Hi, i'm also looking at buying a new build property. It's a 4 bed linked semi with a study etc. It's being marketed at 249950, all carpets, curtains and includes all white goods. There's no garage but 2 parking spaces and a small garden.

    I have already sold my property and will have some equity (30k)to put down, but the builder offers the 75/25 deal, pay stamp duty and 1000 towards legal fees. Which i would need to get a decent mortgage rate.

    The house is complete and ready to move into, i'm interested in what people think is a good price, it was first marketed at 280, now 250, the sales lady is saying 230 is the lowest they would go! I've said I don't see it being worth more than 215. I'm based in Cambs, the house is near the train station and its around 40 mins into london kings cross.... Any thoughts? Cat
