Same where I live most sellers prefer 2007 asking prices or higher but the minority that do drop theirs to 2004/5 prices sell pretty fast. Although its hard to find out what offer has been accepted on the house as EA never disclose it unless its a repo in the paper.0

We have just had an offer of £100000 accepted on a 3 bed terrace needing a fair amount of work. According to the land registry it sold in April 2004 for £120950. So we are quite pleased but also feeling bad for the person who has sold. Not sure what the story is but the house is empty and has dropped from £145000 according to the property bee thing. It is by far the cheapest house in the area but has more in terms of garden and space.

We just completed last week and bought our house at 2002 levels, but there are still a lot of houses in the area that are priced at 2007 levels.It's not easy having a good time. Even smiling makes my face ache.0

I've just looked up on nethouseprices my old street.
Aug 03 - £83,000 - me buying
Feb 06 - £112,500 - me selling
Next door, (attached 1 of 4 "townhouses")
Feb 09 - £105,000
Nothing of the same type moved between mine and theres.
I did see that for about 1 year that the lady who bought mine had it up for sale. Started at £125,000 and ended down at £112,500 before taking it off the market.
On the way back down but not quite at Sept 04 levels.I beep for Robins - Beep Beep

most where I live are priced at 06-07, and this is in the NW where sold prices have dropped 20%. very few houses are selling, only the really lovely houses and only then when they are priced at 05 or earlier.
i just missed two gorgeous reasonably priced houses( unless they come back on the market from SSTC. now I only have a swathe of overpriced average houses to pick from
