    We had our house valued today, it was valued at £220,000 in excellent order, next door sold for early 2006 for £230,000 in pretty much the same order as ours, so as you may expect i was very happy with the price.
    EA also said he didnt think it would be on the market for more than a week.

    maybe i am a fool to belive him.....!

    I think in our area its down a bit but most buyers aren't ready to go down to 2004 levels just yet.

That is a huge question... you may well do if it is VERY well priced, but it is worth thinking about what you would be prepared to accept, as an offer, below the asking price.     No, he said to market house at £225,000 and expect an offer from £215,000 upwards, but hey, i was *hoping* for £200,000 and even then i thought i was pushing my luck, seems things arent as bad round here as i thought!
    He showed me similar houses that have sold in that price range all very recently.

    I think the buyers would be, but would the sellers that another question entirely!

    You don't really know until you dip your toe in as to how it will turn out... SO many factors involved... sounds like you are being realistic - fingers crossed :)

    We are starting to think of viewing (and registering interest with EAs): you just don't know until you get stuck in, do you (whether buying or selling)?

    Oh well, buying has to be more interesting than selling :)
