I'm not saying North London is better than South London. As a renter I've lived south too (Battersea, Clapham, Tooting Bec). Think Bexleyheath is worse for that sort of thing.
I haven't had any trouble of that sort in Bexleyheath though I have heard of others who have done in Erith, Barnehurst, Welling etc. Nothing serious though.

Parts of Erith/Slade Green/Northumberland Heath are ok - there are parts which are no-go areas (7 years working in the area qualifies me to say that!!!) but some of the areas are actually quite nice.0

Catford, Lewisham, Brockley, Plumstead, etc. These are Zone 3 inner city areas. Lots of flats and older terraced housing.
Chislehurst, Petts Wood, New Eltham, Sidcup are Zone 5 suburbs. More trees, plenty of semi detached housing. Many families are attracted the area, especially due to presence of Grammar Schools.0 -
Crofton Park in Brockley is alright, or Nunhead which is just in that all important zone 2 barrier0

Crystal Palace girl at your service. I've lived in the Midlands for nearly six years now but we're still back in town pretty regularly.
We moved to Penge after we had our little boy and it was really nice. We lived up the top of the high street and you really see where your council tax goes in a place like that. We had new paving, lovely clear streets and hanging baskets outside our flat. On google street view they are still investing in the hanging baskets! In London terms it really wasn't that bad - I never felt intimidated there and we were sandwiched between two train stations.
There are nice parts of SE19 quite far away from any train station; where I grew up off Beaulah Hill it was leafy (I can't even spell it any more how tragic is that) but a proper bus ride from CP station - not a bad thing in some respects because it was always quiet - no day visitors etc. Crystal Palace bordering Sydenham is nice also - most of the roads bordering crystal palace park are pretty nice and also heading down towards Dulwich.
It's always the inside of your house that is really important but we found a nice balance of price and area in Penge. I loved that flat - it was modest but Victorian, high ceilings, huge beautiful garden and our own beautiful big front door. Little park right by it and a great chinese opposite, lol! We paid 112,000 for it back then but I doubt it would have been worth more than 190,000 at peak prices.
Crystal Palace itself has always looked a little sad but it's really good for restaurants - I'm a foodie if ever there was one and there was such a selection there whether it was a little pricey or something quite simple. Lunch or brunch at Joannas was an essential part of living there - lots of happy memories at very different times in my lifeEverything that is supposed to be in heaven is already here on earth.
