    yes, that whole area is like that, totally 1950s in that respect

    what about eltham i live in new eltham and although not as nice as it used to be no way is it a racist area i think you have been watching too much telly.

    and when has lewisham been nice?relative has lived there for years and is scared to go out at night also lots of traffic another area because of the docklands light railway has become hip.

    Plumstead is vile, and the estate agents there should be avoided like the plagues of hell. Dodgy all round and really not somewhere to be recommended. Avoid it, along with Erith, Bexleyheath, Welling, Thamesmead, Woolwich, Shooter's Hill and pretty much anywhere round there.

    Blackheath is the nicest part of that area but you'll pay a lot to live there, and there are parts of Greenwich which are ok, but again you pay a premium. I've heard that Eltham is supposed to be becoming a new 'trendy' middle-class family area (at least it was touted as such in one of the broadsheets a while back) but I can't say I saw a lot of it when I lived round there.

    Unless you are really stuck on SE London, NE London has better options IMO. You can get a house in Haringey sub 250k, with a garden and family friendly. Especially around the Broadwater farm area which has had so much investment and so many social programmes following the race riots and murder of PC Blakelock its a pretty safe place to live these days (with an architecturally award winning nursery too).

    Nooooooooo why are people alwayssaying that north london is better than south london

    mind you i cant talk, im moving from south london to the coast, so im obviously not that keen!!!!
