Again I often smile because on this forum you have the buyers and the sellers each trying to work out tactics to outdo each other. Personally I prefer the view sitting up on top of the fence.

We could possibly offer 130k at the very most but i still think that 125k isn't such a bad offer considering?!
Considering what? If you consider that the asking price is 145k it isn't exactly a good offer from the vendor's point of view is it?
I'm happy to make low offers and happy that other people do as well but you can't be surprised when people say no to them. If they were happy with 125k they wouldn't likely market it for 145k. In the same position, if indeed I needed to sell, I'd lower the asking price in the hope for something from people less inclined to make very low offers on higher asking prices, iyswim. Reducing the price to 135k for example is more likely to attract offers at 130k than marketing at 145k would.
Some people don't have to sell therefore they don't have to take a low offer if it compromises their own next move. There's far more to people's motives than how far the market has fallen and how far it might fall yet.
I wouldn't be surprised at having double digit % price reductions rejected. If you want a cheap house you're more likely to have an offer accepted on a cheaply priced one. The asking price can only reflect the vendor's expectations - unless they're deliberately inflating to be knocked down in which case they aren't desperate either.Everything that is supposed to be in heaven is already here on earth.

I took DGs advice on here, we had made offers on properties, the vendors hadnt shifted their asking prices, then they rejected what we thought were good offers int he current climate (obviously), she said the same thing, if they were willing to take a lower price and sell, they would have dropped their prices a long time ago, they didnt and in trying to negotiate with people that clearly dont want or need to sell, we were flogging a dead horse.
we went 30k less in the end on a little place and got that, they had put the property on the market at a realistic price, we knocked a bit off, they met us in the middle and now (fingers crossed) it will all end happily.
i got very annoyed with the people we were offering to before,,,, i couldnt work out why they were on te market but not willing to face up to the current values (or what i think are the values), but you'll waste energy and time trying to work this out, focus on properties that can be just as nice, maybe the area isnt quite what you wanted but still ok and then go for something realistically prices from someone obviously willing to sell0 -
yes i think we'll stick at 125k, that's how much we think it is worth and how much we would be willing to pay for it. it's fair enough if they don't want to accept it... i just hope we can find somewhere as nice if we don't get it!0

Honestly, I do hope you get it for the price you want but that comment does stick out to me - it's suggesting that houses like that aren't generally available at 125k.
You have to appreciate that you've done really well (for this point in time at least) if you get a house like that for money like that. Not wonder why that vendor isn't biting when no-one else is offering the goods at that price either.
Something good will turn up at the right price. Saving money is a battle sometimes but worth it on a big deal like a house.Everything that is supposed to be in heaven is already here on earth.

I agree entirely that it is up to the seller whether they wish to sell and at what price, ditto the purchaser, and it is only when these two figures tally that a sale can happen. I don't think it is bullying to make an offer. If they don't want to accept, they don't have to.0

It can be depending on how its done, if the buyer is ranting and raving that you should accept it, markets crap, house prices are falling your house is not worth a penny more, blah, blah, blah.........
It doesnt sit too well!
