    Actually if you are getting a mortgage its only worth what the valuation says - and with new builds being notoriously difficult to get mortgages on (without large deposits) the valuation is all important

    as per most new builds, I need to put down a reserve deposit in order to get anywhere.. If i put down 1k, then get my lender to value to property and it turns out to be alot less, the seller won't budge and I lose my reserve deposit. Im thinking that is what might have happened with the previous guy who was interested.

    "Kinda pimped" in those small flats usually means tap fittings that look good and gleam in all the right places but aren't actually that good.

    At the end of the day, you know what you think the place is worth to you, you know what you can afford. If their valuation of their property differs from your valuation then you either have to spend on something you think is over-valued or walk away and find somewhere else.

    You can't make them accept your price and there isn't a lot we can do here to change that, only put it in perspective. It isn't like a really long post count on a MSE thread is a useful mechanism for controlling property prices, or the liebour cabinet ministers would all be on here right now spamming their own little thread about how useful their bailout plan is really no really it is honest.

    run a mile these flats are financial suicide...wait a year and you will get a lot more for your money......1k and no return...they re going to steal 1k off you..and you know it....:rotfl::rotfl:
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Do you get a free bedspread with the flat?

    i could move in with my curtains. We could save some money on matching soft furnishings.
