I could get a different (still new build) 1 bed flat further down the road.. (not so good area tho, surrounded by ex-council high rise buildings) for a bit less.. and its nearly double the size.. Pretty good internally, but the smaller one is much better
Come on! You can still change the f&f's on a new build you know - it's really easy, you just swap them over and sell the old stuff on ebay.
It doesn't matter where you live in London, you're never more than a 10 metres from a nutter. Therefore it doesn't matter if you buy the cheaper, bigger place.

Yeah no one is offering asking price on any developments - seriously.
New build is woefully overvalued. I used to be an estate agent ( v briefly mind you) in this very area.. Some developers are living in a total effing dreamworld, AND are choosing to board up blocks of flats instead of taking the lower values- but this is coming back to bite so be aware.
One serious suggestion is to go for asking price. then get your surveyor around. Your surveoyor will tell you the true worth. ( ie what any lender would lend) You will have to spend moeny on the survey tho that is the issue. One a 270NB flat now, no surveyor will be valuing in this area much more than 230 in my view. They are thinking of the resale of course ( even if you dont care so much ) Bling doesnt really add to value in markets like these - gold taps or not, they have to think "what would I get for it 2nd hand tomordow" and the answer is " a lot less"
Your best bet then is to do that. If you are convinced.
You really however dont seem that convinved. It is a lot of money for something you are not 100% bothered about. what is hitting auction?? I was driving round e1 and saw quite a few auction boards the other day. Ex LAs in St Katherines docks are beaut, and pretty good floor space you might want to keep an eye out for those, that are probably going to hold value and even at peak 2 beds were selling about 250 with nice balconies, good views, although rare as hens teeth.:beer: Well aint funny how its the little things in life that mean the most? Nah its not them but yes that "development" is still there. Looking decidedly tacky now the lettering looks so dated. . The great thing about that place is that the shop on the GF is a bathstore that has obv got a permanent sale on. Shame they dont sell kitchens :rotfl: I drove past it the other day and had abit of a giggle, gotta feel sorry for the mugs that bought in there though that area is so roungh full of prostitution and crack dens:beer: Well aint funny how its the little things in life that mean the most?
