Post office , good deal , good LTV i believe and one i would have gone for if the A+L fell through
4.15% 5 year fix 75% ltv £649 fee 10% overpayments per year , £195 loan fee but can be payable at end of mortgage term

I just spoke to the HSBC and they offered me £80k I have a small amount of cc debt and a LTV of about 30% A month ago when I checked the web I had an offer of £117k so they must have changed the way they are calculating risk now. Ho hum lets see which way it's going to go as I am still looking for a decent (under 4%) fixed for 5 years. Looks like tha one has got away from me, so if anyone is happy with what they are being offered then go for it as it might not be around for long.

i found A+L to be able to lend more freely than chelsea or abbey. 165k for chelsea and abbey, 187k for A+L. With the A+L being as low as it was i took the extra money so we can do improve the house were buying.Listen to what people say, but watch what people what people do!!0 -
My guess is that interest rates will stay low for at least the rest of this year - the BoE MPC are fairly cautious and won't jerk the interests around like a bunch of inexperienced kids - it takes a good few months for the effects of any changes to be seen, and they will be slow to raise the interest rates again even if inflation starts rising again (although it is predicted to continue falling in the short-term at least). When interest rates start going up again next year, they will go up slowly and won't go to more than 5-6% in total, but that's a couple of years away.
As regards mortgages, I reckon you will get sub 3% this summer for 5 years or more fixed. Given the current base rate, 4% (3.5% over base rate!) is extraordinarily high - when the market gets going again fixed rates will drop as the lenders compete for market share.
Anyway I don't have a crystal ball and only God knows what will really happen, but then again my guess is as good as anyone elses!0 -

I had mine on tuesday and sent then the questionnaire and originals on monday by first class post and both (still9 dont show up on their systems0 -

Called friday , by wednesday of the following week , valuation was done and formal offer received !!

That new a&l deal has lept a bit I didn't expect the new deal to be so high compared to the 3.99% deal that was about. I kinda thought the new deals coming would bottom out around 3.5% but it does looked worringly like there not.Listen to what people say, but watch what people what people do!!0
