    You may be coming across as too anxious. Can you perhaps practise with someone, even OH? Mostly people just want to look around for themselves, and they generally know how a house works, so there's no point telling them that this is the dining room. YMMV ofc.

    Fingers crossed that you get an offer after the 3rd viewing, in fact I hope that you get lots of offers and it goes to sealed bids and you get £75k more than you were expecting (this actually happened a couple of years ago to my step mother!)

    we'd settle for one quite near to asking price - im so anxious about tomorrow as they have lots of questions about the area - i have to stop myself from gabbling on :S

    Keep thinking positively! ;) After last posting on here our buyers pulled a hissy fit and we were told Wed 5pm that we'd best get out by 11am Friday or risk a 'walkaway.' :eek: So we did. Shows solicitors can step on it when they need to. We didn't exchange contracts till Thurs am.
    Think you might need a tad longer than your '20 mins' to throw a few things in a bag, Mrscmr. I'm still in trauma and not quite taken it in.
