To top it all it is a '4 bed' challet bungalow, except that 4th bedroom is off the kitchen and the particulars say it has a 'dining hall'. HA HA HA HA. They must think buyers are stupid. The bungalow is vacant and has been now for a year. Clearly they don't have to sell along with dozens of other people on the market around here.
But as a serious buyer it does annoy me that there are lots of houses blocking up the market :mad: . When a serious seller comes on they won't put their house on at real market value as they point to the value all those other houses (that aren't selling and have been on nearly a year). It takes those serious sellers a couple of months to realise the score. EAs round here are pulling their hair out.0 -
No point dropping your price when buyers can't get a mortgage.
No point putting a letter through the door of someone who couldn't care less what you think.
Perhaps they have noticed their own property has not sold?Been away for a while.0 -
Oh come on, are you seriously that bothered. We had an empty house which was and is still on sale for it's original price 15 months on. I was a bit more bold than you though. I put a note through the door offering them 60% of what it's on the market for. AND I told them who I was. Unless you are thinking of buying it, don't let it get to you.0

MAybe they don't need to sell. If someone offers the sort of money they want then they will sell, otherwise they won't. So they market at a price that suits them, if no-one buys they haven't lost anything, if someone is interested then they can make the move they want, but don't necessarily have to.
It works in a rising market and people don't jump up and down. In a falling market they have less chance of selling, but still a possibility so they have nothing to lose.
The fact that there are a whole load of people waiting to buy at cheap prices in the wings is irrelevent.

They are not blocking up the market, there is no limit on the number of houses that can be for sale at any one time. If a desparate seller can't work out that the houses still on the market are the ones that are over priced, they have got a problem. Sellers are as capable of using the internet to find actual prices as anyone else.

I don't think there's anything wrong with it when it's an empty new build property. Chances are it's likely to sit on the doormat for another year before they have another viewing anyway.
Perhaps instead of dropping a card through (postcard would make the postie smile anyway) - we should all write to the council's pointing out empty for 6monthsplus properties.

The woman who owns it is in a hospital but will need to move into care eventually. When that happens the neices will need to sell her house to pay for the care home. Except as they are greedy and want peak value (not just peak value but 4 bed value instead of the 3 bed that it actually is). However, if they had put it on the market originally at a reasonable price it would have sold at the market value from a year ago, instead they will have to sell it quickly when she goes into a care home at the market value after a year or so of reducing prices, her family have done her a disservice.0
