.....I would love to know why the law is so biased that people like the OPs tenant are able to do this! ...
No, the OP has allowed the situation to get out of hand and has behaved completely unprofessionally. If he had done everything correctly, he could have either been getting his rent on time or, failing that, could have started the possession process. And remember that the six months tenure is pretty much up now as it started in October, so the tenant is due to leave anyway. I hope the OP learns a lesson from this and that his next experience will be better.

Laws are generally always in favour of the consumer rather than the business in this country. Its the isolated few tenents that abuse them to their advantage unfortunatley, as there are the isolated few 'slumlords' (Average Joe) on the business end that believe they are also above the law.

Planner - dont make it personal as you have zero information about me and my business dealings. I have 2 propeties that I rent out - BOTH above board and done properly, but then I knew better than to get a T from the local paper on a cash in hand deal.

I use an agency on a self manage basis and a manage my other one myself completely. All is good and Ive have the same tenants for years, Ive only increased the rent once in all that time too and they're asking me to renew a the the end of term each time!!!!

I hear ya daaagggg :rotfl: You remind me of my dad trying to be 'with it' by dancing to spice girls and saying 'cool', 'sound' and 'streetwise'. Its so funny. I imagine your a 60+ balding, stomach rapidly spreading man like he is.

I'd go for slightly younger, no one of that age was allowed to spell that badly, that said when my mum (60+) doesn't put her glasses on to email or text the messages can be..... difficult... to work out.
  • LOL im 32 and clearly you have no idea what "streetwise" means - I am not talking about pop culture or drugs, Im talking about knowing how to look after yourself and your interests in the reality of everyday living.

You lot are like Prince Charles trying to understand the concept of market stall traders...

You mean pretending to be a hard man and breaking the law?

Oh dear, I can see you're no businessman. Good luck with your ventures, I hope I can rent one of your flats one day - mug.

*start car engine, puts on seatbelt - gets guilt trip cos he may have broken a UK law - calls planner for advice*

*drives to planners house, does 31mph in a 30mph zone - gives himself up at the local police station*

You should put your seatbelt on before starting the engine... you might have left car in gear and it could lurch forward and kill you.... we wouldnt want that would we?

During your call to me, I hope you are using handsfree?

It wouldnt be UK Law it would be English/Welsh law. I dont think theres any such thing as 'UK law'.

Naughty, naughty 31mph in a 30mph zone. I hope the speed cammeras get you (assuming you havent 'sent the boys around' to remove them).

Just to sort of get back to some possible solutions. A half way option is to cut the water off, but make it look like it just happened. Landlords used to do it a lot with sqatters.

OMG!!! It gets worse!!! Things like this are still considered illegal eviction of a tenant.
