When you are buying and selling, everything has to be in writing as to what is being left as part of the deal, and that includes everything not nailed down to the house as part of the structure. The last place we sold had years of our planting outside. We only wanted to take shrubs given as wedding or anniversary gifts. And so this was put in the details as being removed when we left. Inside every carpet or curtain we were leaving was included in the price and clearly stated
Your solicitor should have made all of this clear. It is up to you to read what you are paying for and understand fully before you complete. Never not read every detail of a contract.

Hard luck, i'd put it down to experience and get on enjoying your new house!
When we bought our 2nd house, all fixtures and fittings were included, but a few weeks after we had moved in we remembered there being silver plates on the doors (sorry don't know what they're called) and fancy light fittings etc But they had removed them all and replaced with cheaper stuff. Nothing we could do, partly as we had no evidence and had not realised for so long. not worth worrying about though!0 -
When we moved here, the sellers came backhe next day and took down a number of small sheds! No listing in those days of what was and was not staying. Oh almost forgot, took down and rolled up chainlink fencing too
There were more sheds to go but we think they were upset as we had ripped out some (naff) features from the kitchen that they had proudly pointed out to us when showing us round. Seeing his handiwork piled up outside of the garage was a bit of a blow I think.0 -

If the owner was elderly and has gone into a retirement flat I would think it's more likely that its a member of her family that have helped themselves. Personally I would have asked if it was included when I was viewing. I asked about the shed at my place.

due to my circumstances, i wanted to get somewhere pronto, the estate agent didnt have many detailsas the seller hadnt done the fixtures and fitting lists when i viewed the house.
this despite the house being on the market for a good few months.
i may just forget about it and concentrate on enjoying the house rather than being angry for too long as im having to get it all sorted on my own as the mrs always manages to be too busy when it comes to things like physical work.what is the plural of moose?

You should of asked if the summer house was included, never assumed. I would have saved all this confusion.
As you've said you don't really have the need for a summer house. I'm sure when you've put in the work and you have a bigger garden to sit in. Not always true as I have known potential buyers specifically ask for the list, after they have viewed, as they have been 'once bitten twice shy'. So, as an agent, I would expect the seller to produce one to maintain the interest.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0
