    up until now i dont know the name of the house etc...

    Planning?????? i dont htink it would be plain sailing... and no its not listed..

    I know this is going to sound totally mad.... but with the evelopment that is ear marked for the area around our houses.. we will have a zilch chance in hell to sell, We were thinking of putting a caravan on the site, so we can watch over our chickens etc, and then come home for a few hours to have a proper bath and do our washing etc....

    In all honesty we are no nearer financially in getting a smallholding or property with a huge garden than a year or two ago...

    If the worst comes to the worst, and we get problems with putting a caravan on site to oversee to the livestock;), then we can use it as our own weekend smallholding:rotfl:

    What????? I spend ages writing a post, 'cos I'm also lighting the fire and doing other jobs, and meanwhile intresting stuff is being posted here!

    CTC, that's good news.....and bad news, mainly because you don't know the level of interest, or if more people will be interested.

    On the other hand, it's better than an auction in some ways, because you decide what your bid will be and that's it; there's no being tempted to go on....and on! People can really lose touch with reality in auctions.:eek:

    I think you've probably done the research, or much of it anyway, so I guess you have to decide if you want to go higher than your existing bid. If not, bid it again, but add an odd pound just in case someone else bids the same round number. It's all a bit up in the air, and you don't know if there are any, or many, interested parties.:(

    I bought my first house by sealed bid and added £1 to the round amount. They never reveal any other bids, but I was told it was very, very close. I often wonder about that pound!

    Edit: Just read your post above. Yes, I think you will be less in the dark if you are getting a bidding pack. That's better.

    Go to your local history library and ask for old maps and stuff like enclosure awards. You will find your property marked on one.

    We had to bid for our house and it is not a pleasant experience but at Dave says it helps you to keep your head as you only put in what you are able and prepared to pay.

    CTC - If it has planning 'potential' then it's worth more money - will go for more than if it wouldn't get planning.

    You say that your own house won't be sellable because of development. You can sell anything - if the price is right.

    You should be able to get an idea of what price the sellers are looking for - if it's been on the market a while & they are putting it to sealed bids it tends to suggest that they haven't had an offer, or they haven't had what they would consider to be a decent offer.
    Communication is all & without appearing as keen as mustard I'd be having a bit of a dig.

    Try and speak to local planning too....its the only way you'll know whether they'd consider it a or not. A plot with planning potential might be a good sale for the vendor...a plot with turned down planning is a white elephant for you to try and sell on. :(

    edit: a local surveyor or architect might well have god links within the planning dept and is money well spent if thats the case. (our architect is out of area, but we're relying on his portfolio and experience and of course his plans to work in our favour!)

    FWIW I think, as I thought before its stunning and could be a dream home.

    I think we're putting the cart before the horse. CTC surely needs planning to have been turned down to make this an affordable plot while she's living in her current house. It already has the river and the ruin pushing up its interest value.

    Yes, in time, an architect might be able to get something through, because times and circumstances change, but the likelihood of that will affect the 'hope value' too. A caravan or a posh shed is a different matter!

    Anyway, it would be good to know now the grounds for refusal, if there has been one. Talking to planning departments is at least free, even if they don't always give you the news you want. ;)

    You're right about the local architect lir, but with a certain council, not so very far from you, employing one of those and using the vernacular style still doesn't guarantee their approval. I spent all morning last week on a letter for a family member who has varied his build slightly, and now has to justify making his house look similar to the others around it. Mexican stand-off situation developing!:rotfl:

    The agent said they hadnt applied for planning, but if someone wanted to put an offer in and then apply for planning, if it was agreed then they buy the land or if planning was refused then they could walk away... but to me this was like the vendor doing all the work to maximise the price for the seller...

    In reality i will not be able to put a higher bid, as i got to try and find extra money to get to that amount.... will prob try and sell my car, but on saying that the odd £ over like you said Davesnave just might make the difference....a bit like my ebay bids...where i do obscure bid amounts.....:rotfl:

    OMG, OMG...the sun is here......

    its really mild and the only slight worry is that the feral slipped out today. I expect we won't see her for a while before she comes back to accept food from us, so I'll have to tell vet to cancel her appointments.

    Well you can look at it another way too. If you don't get planning permission, you can walk away from something that would be worth a fraction of the price you would have paid.

    If you go this route, then I would have thought you need to get a contract drawn up which doesn't enable him to drop you as the buyer (when you get permission and he gets a plot worth alot more.... know what I mean) without large penalties.

    Best of luck. That ruin is going to cost an arm, a leg and most of your other bits too, to do up.

    If you can get planning, then I'm not sure if you also have to apply for permission to have a static caravan on site. Which may enable you to rent out your present house, to get some sort of a income.

    Oh and check the costs of getting utilities to the new house. It can truly be astronomical and a real deal breaker.
