They have cooker, fridge/freezer, dishwasher, washing machine and tumble dryer.

If you were to shop around you could probably get all of that for a far better deal then going through a builder. OP needs to view the property as to what it is worth without all the fancy stuff inside, as that will become worthless within a short period of time. What matters is the structure, where it is, and who built it......

I would say 350K peak price reduced to 320K asking price and if we get it at 280K is a okish deal. I would have been happy if I got it for 250K but 280K is okish deal as I don't have to pay the stamp duty.0 -

formulaonefan don't increase your offer. Reduce it and also ask for extras. House prices are dropping. New builds are not good news at the moment and seem to be suffering quite a bit.
I know you love the place....have been there, but you have to take the sun glasses off and see what you will have in 6 months time when the clouds are over head. All those shiney things will be developing cracks and not working. And your builder will either be bust or not very happy to come out and make good.
Step back. Get as much information about the area, prices, predictions, employment before you commit.

In answer to the original question (through reading MSE posts, NOT my own experience);
- Upgraded appliances (better than standard stuff)
- Tiled floors & walls
- Granite work surfaces
- Carpets
- Wood floors (i.e NOT laminate, proper wood)
- CONSERVATORY (this is a high value add on)
- Garden landscaping/decking
- Stamp duty0 -

Instead of listing what you want included why dont you just ask for £x amount to spend on incentives in the house. They do understand this way as thats what they included within the offer for our part ex.
Or even just get more discount off the new build. It doesnt matter which way you get the discount - its still money in your pocket. We went for the bigger discount off the house and more money for ours on the part ex rather than incentives. (Meant less mortgage and less monthly fees then)
