extras on new build

hello all,

what all are the extras can we get on a new build? The builders are not reducing on the offer price so we are planning to increase our offer but get it back in forms of goodies in the house. What kind of extras can we ask?

like patio driveway, wardrobe in all bedrooms, carpets etc.

how much does it cost to get a new patio driveway to park two cars? Is it expensive or cheap?

They will reduce the price. but not whilst you're drooling and waving your cheque book about.

That's true we are drooling and waving our cheque book but at the same time we tried putting an offer and wait for 4 weeks and nothing happened. When we went back, the new build was already reserved.

My parents managed to get 50K off asking price, all appliances, landscaped gardens front and rear, carpets and laminate flooring - may be some ideas for you there?

Flutter your eyelashes ... it may work!

thanks for the info. when you mean all appliances...what are we talking about? fridge/freezer, washing machine, dish washer? the new build we put offer on comes as a standard fridge/freezer and washing machine. dish washer is not included. I suppose we can ask for that to be included. front garden is already landscaped maybe ask rear garden. carpets are included. anything else?

Yes, I agree 100% new build are overpriced. The new build we were looking was originally on the market for 350K and then reduced to 320K.

We started our offer on 250K - declined
Increased it to 270K - declined
Increased it to 275K and said we need stamp duty paid, carpets should be included. we are waiting for their response.

If they decline 275K then we were thinking either increase the offer to 280K and ask for more goodies (i.e. patio driveway for two cars and other extras). Or we will just walk away. A little better new build house was sold for 285K (with patio drive and extra room) mid december 08. So we think 275K will be a good deal.
