Removing sold signs

    On our last house the guy came out to put the little 'Sold' sign on on the day we were moving out. This was back in the time when EA's liked to get the sold sign up as soon as a sale had been agreed. We had been sale agreed for about three months.

    Suffice to say, we told him he could stick his little sign and his big sign....in the back of his van.

    Now I wonder what the EA's can do to exact revenge on the nasty buyers and sellers they are forced to deal with - my mind is working overtime?

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    There is a For Sale notice on a flat where I live ... that was sold last August.

    To answer the question seriously, Agents are allowed to erect 'for sale' signs as an exemption under the Town and Country Planning (Control of Advertisements) Regulations 1992 which would otherwise ban uncontrolled advertising. No specific planning consent is required to display a ‘For Sale’ board as this is considered to have ‘deemed consent’ (within certain limits.)

    They still have to obey other rules which include the height:

    "8)No part of the advertisement may be higher above ground level than 4.6 metres, or 3.6 metres in an area of special control or, in the case of a sale or letting of part only of a building, the lowest level of that part of the building on which display is reasonably practicable."

    and also must be removed promptly:

    advertisement shall be removed within 14 days after the sale is completed or a tenancy is granted”

    The permission to erect a sign is temporary and the sign MUST be taken down after the period allowed oterwise the Agent is in breach of planning regulations and can be fined.

    Don't know the last time this happened though, and most agents just ignore other parts of the same regulations about only one sign per PROPERTY. All those blocks of flats you see with dozens of signs on them, technically breach the same planning regulations.

    A busybody or someone with a grudge could cause serious problems to an Agent in their area by gathering instances of breaches and reporting them to the local council.

    It's the ultimate advertising for estate agents - they have successfully sold a property! - I would image no estate agent would be too quick to remove these signs (they would have 'overlooked' that particular sign I suspect!!)

    Whilst on signs one of my pet annoyances is new builders who seem to think they can put copious amounts of pointer boards to their site. Then for special weekends they put up even bigger ones.
