things must be getting worse in usa property market if signs like the one below are coming up at scrap yards there. and what goes on there winds its way to the banks here who bought the usa mortgage backed securities. so their credit situation will stay tight for longer

If the EA takes long term view that some years earnings will be good, other years earnings will be average and other years earnings will be poor there is NO problem. So the technique is to take from the business enough but not be greedy. Then in bad times there is money to get you, AND your staff through.
The problem is the greedy ones who take, take and take and have no regard for what is inevitable.
But how do you tell them apart? purely age of business...that they have got through bad times before? Thing is, even then, doesn't mean the agents are the same.0 -

I would hate (knowing what I know) to have to use an EA!
I would have a sheet of questions and expect potential EA's to answer all fully. Ask for sample details, ask for copy of agreement, and, and, and, so on and on. Human nature perhaps, or unfortunately believing in your on hype.
Certainly the impression I got from Winnington was that there were far, far, far too many agents with a presense in the area and that surely it was unsustainable.
I've seen marked changes in car driven by EA's over the last few years for example. Land Rovers everywhere these days.0 -

Interesting one what cars do EA's drive.
One EA had the negotiator of the month allowed to use the Golf GTI for the next month - funny.
But yes many partners seem to like flash cars. I know one who bought an £80,000 car bragging how well he was doing and his business folded this year with a multi office operation. EA's may be bull sh*tters but they know what is going on but perhaps don't admit to it. Trouble is they forget to turn off the hype even when they talk to friends and that's why I have few friends who are EA's as they get on my nerves. funnily enough, the daily express also announced the bottom of the market in todays edition, including (with no tonge in cheek) the famous "only way is up now". The most alarming thing about this recession/housing slump is so called experts ability to forget recent history.0
