oh my god m_13 how have u coped, i was almost in tears when the estate agents rang and said there had been a higher offer. The way they have gone about it all im suprised there are no other interested parties, at the moment there is one offer on the table and they have explained to me that as today is the 7th day after notice they are going back to the repo company to tell them about this offer, if it is alot higher then repo company will prob just accept it, if it is close to mine then they will ask to submit best and final offer. Now they know what this offer is, so why would they tell me all this is it was 5 or 10k more surely it must be just a little more do you think?

You are a long way down the road and it may well be that whilst their offer is financially higher it may not be 'best' in terms of completion dates etc.

I'd wait and hear from the EA today but be ready to move quickly as soon as you hear it's yours :D

The other people are not in a chain and are able to proceed quickly aswell (according to estate agents) in the week that the house has had to be advertised they have prob been able to get a mortgage approval and solicitors ready aswell so I would assume we are both at the same stage

Hmmm pity you can't submit ea's to a lie detector test....if you could I suspect the number of these 11th hour offers would drop dramatically

I think you are getting too emotionally attached to this particular property. Prices are still dropping like a stone, so it is probably in your best interests if you do miss out on this particular one. You are using emotive terms like " lose out". So, in your mind, if somebody else buys this property, does this make you a "loser"?
No reliance should be placed on the above! Absolutely none, do you hear?

And I would of liked a lie detector to use on the devious buyers and sellers I came across, and increasingly so, in latter years:D

Right, mortgage company said there was a problem with our signatures, we're sorting that out this afternoon, now after doing a second survey on the property they've found cracks in the main walls and won't proceed without a report from a structural engineer.

I cannot believe the problems we're having with this damn house.
