    Think I am also going to get bf to big up the house across the road when he gives feedback - puts in the offer. Both houses have plus points - the one across the road has much better (bigger and newer) kitchen and bathroom and is up at £440k (agent said in our first meeting we could prob get it for £420k) but doesn't have extension and conservatory, however because of that we have more choice about how to expand and also the loft was in a better state for conversion. Hopefully this will heighten the vendor's nervousness and make her listen more.

    So he'll deliver the feedback and say X house just has the edge and it's clear the vendor wants to move quickly, as do we etc.

    Sound OK?

    Update...

    I rewrote the script for bf last night and he went in with an opening offer of £390k. This got rejected, as you might expect, BUT... they said "no, but we like you, we think you're honest and open and we are trying to be as well, so we will offer you our bargain basement price of £400k".

    Bf heard at 10am, I was in a meeting so we spoke at 11am. He was all for taking it at £400k, I was umming and ahhing about negotiating. Told him I wanted to think about it. I wasn't sure if I wanted to try to go to £395k.

    Went to lunch and came back, rang him at 2pm saying I think we should say we will go up to £400k but want to talk fixtures and fittings. So we went to the house again tonight, sorted out what F&F we want (we decided to leave the dining table and chairs and just asked for the external and internal lights, curtains, oven, hob and mirrored doors on the wardrobes and that was all fine. It wasn't a real negotiation as £400k was fine with us but even better if they threw some stuff in). So bf is going to confirm £400k offer with EA tomorrow with the usual conditions - take house off market etc.

    EA has been pulling some tricks though - apparently when we indicated we would go up to £400k, they went to the other EA to get the keys, and allegedly heard them trying to get the vendor to leave it on the market for 10 more days because they had another buyer. Then they tried to coerce the buyer into offering £415k. I told bf I wasn't going to take any notice.

    So! We have the house for £400k, vendor was almost kissing our feet when we went to see her as she's so excited about leaving the country etc, and everyone is happy... although we have another issue which I will start another thread on.

    Thanks! Yep, when bf phoned about the £400k I was, like, if we'd offered £410k they'd have bitten our hands off!!!

    Bf found the pressure a bit much, but I did warn him he needed balls of steel for this - or just let me do it, and he said it was fine, he'd do it!

    I'd be grateful for your views on our new issue which I am just starting another thread about (want to be neat and tidy here) :D

    We arrived at our first house, at midday (having been told by our solicitor that this was when we "should" expect to receive the keys to an empty house) to find that the previous owners had barely started packing yet, and were having tea in the kitchen with their "man with a van" removals firm. Some six hours later - our stuff by now mainly sitting on the front lawn - they were finally leaving with their last vanful - and the man was going around with a screwdriver, removing EVERYTHING including loo roll holders. Lovely people - only good thing was, the fittings were truly awful, everything in the bathrooms shaped as shells :eek: so in the long run it was just as well. Unfortunately he had to give up half-way, so we ended up with a charming mix of fittings, for years :rotfl:
  • isn't it reasonable to ask to see a fixtures & fittings list before making an offer? if it isn't, why isn't it?
