    Not too woried atm as house is only 12 years ols and totaly immaculate.

    So folks don't fret there is hope out there! We were given the Vendors price last week but didn't offer that. We went in low again and they went for it. Money saved is enough for new kitchen and bathroom! Woohoo!

    So how did it go? Did you offer low, they rejected then you said "sorry no higher" and wait for a call back saying they had changed their minds but would accept x amount??:T

    Hi Miih, I know what you mean - husband and I felt really bad when we offered a much lower price than asking. But it has to be done that way in the markets now. If you feel like you can't be as 'ruthless', tell the mortgage broker to make the offer for you. Mine was really professional and could be more detached from the offer than we could have been - so the other EA could not try to guess if we were willing to go any higher etc.

    Yes it is scary, I almost cried when we decided we are going to put the offer in. It feels so different buying in a falling market, I was absolutely terrified!

    Congratulations, welcome to the frustrating bit! Chasing waiting and a little more waiting. Seems like you have a nice amount of time to get everything sorted though.

  • We initially went in £5K lower than asking price. It's hard to know what is and isn't 'too cheeky'. We waited 24 hours after they replied to offer again. It take patience though and an iron will! And as our penultimate offer was rejected that's when the Agent told us the Vendors price. We had not asked for it so we were a little surprised. Anyway as i say we waited 4 days (over the weekend) and went for it again this morn but still lower then what they wanted. And luckily it paid off.

    Main tip is to remain pleasent and polite. Plus it really helped that we had EVERYTHING, and I mean EVERYTHING, in place first and luckliy we have nothing to sell.


    So tonight I will be madly photographing stuff for Ebay as wnat to make as much money as poss and move as little stuff as poss!

    I'll be joining you on that eBay task, Hockeyduo! We've got a BUCKET of heavy horse brasses to sell. NO IDEA where they came from? Bit heavy to take to the post office every day, think my other half will be doing the posting!

    Yeah I posted about 300 DVDs and 100 books last week from eBay. Some only sold for 99p but I was going to throw them out anyway. Made about £250 once you deduct all the fees and charges eBay throw on!

    Hi - new FTB and MS here! I'm in a very similar position to miih and could do with some advice. Went to view a property today that has been on 'quite a while to be honest' (says EA). It has dropped £20k from initial asking price and is now £145k. Average houseprices on the street are approx £160k. I thought it was priced quite low and this morning I saw why. The interior and needs serious cosmetic work, the exterior is tatty (but could easily be tidied up and given a lick of paint). EA said they've had quite a lot of people look but she doubted many would want to take on the cosmetic work when houseprices are falling and they could get something tidy in the area for only a bit more.

    But we like it. Rooms far more sizeable than anything we've seen thus far, ideal location. House doesn't even belong to vendor (belongs to ex-husband -seems to be an odd situation and they're pretty desperate to move away from the area). Would offering £130k be too low, considering the circumstances? Perhaps in the hope of getting it for £135k? We have a AIP and won't have problems getting a mortgage as substantial deposit.

    Should also add that they're leaving all kitchen white goods plus cooker.

    Any advice much appreciated!
