  • I'm in the Stoke on Trent area and am looking for a loft conversion with 2 main rooms and a toilet, and a bath/shower. Basically, my question is this: What is the price for this house extension

    Seems excessively high priced for what you are getting. Rip off London and rip off Britain.

    I think a fair price for a loft conversion with dormer resulting in a 20sqm space would be 15k with no bathroom, just the basics. However, being in London, I think it would be more like 35k.

    I am looking at something like this, dormer at the rear - front untouched..

    Seems in this picture they are using wooden beams...

    were in south herts/north london and have just about finished a dormer extension. Floor space is about 30-35m2 (two beds with separate bathroom)

    i got people in to do some jobs (chippy, roofer, spark, plasterer) and did as much as i could myself (plumbing, plasterboarding, insulation). Total cost including regs etc is about £31k

    dormer itself was about 30m3

    think i probably saved some money but it has taken longer than expected but for us that hasnt been any issue. I also know exactly what has been done at every stage with no shortcuts.

    How much would it have been without the bathroom.

    Also what happens if it is not built to regs?

    basically less the cost of the bathroom and tiles and the work to fit which was mainly me so £2k ish? probably nearer £4k if i paid for labour etc.

    Main issue without regs is when selling, if its not built to regs then roof might fall in, worse case. For £600 on a £30k job why wouldn't you? Hopefully it will ensure that it is built correctly and is safe in case of fire.

    I can see this is an old thread but would still like to try getting an advice. Considering to do a loft conversion in our newly purchased home (3 bed, 1930s, conventional roof, around 30-40 sq.m). Also, should be done within permitted development and no planning permissions involved. What were the cheapest quotes you had in London (house is in Southeast London) and maybe you have any companies to recommend, advice to give?

    3 bed Semi North West. I've had a shell done with new tiled roof, dormer, two rooms, 5 steels and hip to gable including new ceilings. Total to date 25k.

    Now I need to finish interior with bathroom etc plastering, laminate etc

    We are looking into a Dormer conversion, on a 2 bed semi and the 1st quote we've had back is for £36,000!
    We are waiting for another couple of people to come out and quote and one more quote to come in from a visit, but the 1st quote seems very high.
    We thought we would be in the £20,000 without a bathroom to about £25,000 with one.
    We obviously got our prices very wrong.

    Last question, would it be better and possible cheaper to get the drawings done seperately by and architect and then get builders to quote, or get it all done by one of these loft conversion companies with an all in price for plans and building regs?

    If you can get an architect to draw plans then IMO I would recommend that. If you are able to get one that does it cheaper even better. I did this with mine

    I am having a full loft conversion with full length dorma and an ensuite. We had quotes from several companies and they were £26-£28k

    We are using a Carpenter and supplying our own plasterer, electrician, plumber and we will pay £16500 finished, if we used the carpenter with his sparkies etc we were paying £23k without decor...we will paint/decorate and carpet. We bought all our own fire doors, intumescent strips hinges plus our ensuite, the ensuite cost us £400 in the sale and the fire doors £1200 as we wanted oak doors. So if we include that it will be just short of £18k

    It pays to shop around and if you know tradesman then ask them their prices for the job as your main builder will put on x amount on top of their charges for himself.

    Unfortunately it is all amount money these days as long as it is to regs and signed off then you will be fine..

    Had a quote for £35k+£7k VAT for a loft conversion in S Wales. Bringing up side of house so hip to gable, full length dormer across back of 1930's semi, bathroom, all done to leave only carpet and paint........will post sizes later

    The company has three teams and are fully booked up for 6 months - never heard a bad word about them and come highly recommended from friends... Maybe this is the 'general' price now for a quality conversion?

    This will also be completed in 25 working day, so 5 weeks.....

    Any thoughts?
