I had mine done 3 years ago and we had to change the roof as it was a hip ended to a gable ended so that we had the head room. We had stairs fitted, an en suite and built in wardrobes. As we had already had an extension to the back of the house, we had to get planning permission, but with all of that included - oh and a dormer and 2 velux windows, it cost about 20k. You won't need as much work, so it shouldn't be so much!0

Sorry for sounding dim but why would there not be sufficient height above the staircase as the staircase would open up into the middle of the house, the highest part? Perhaps I've answered the point!
The issue isn't windows etc it is weight. Ceiling joists are there to support the ceiling not beds, wardrobes, people etc etc etc that's why you need the RSJs or steel supports put in to stop the extra weight pulling the roof in.

I am converting a loft space in London in a modest house and i would like to know if anyone can recommend a builder they have used and let me have a personal recommendation?
Getting honest builders at an honest price is very difficult.
The loft will have a doma and a bathroom and it should not cost more than £30K MAX.
If anyone has a good company please let me know

You mean you don't want tp pay more than £30k. There is a difference between what you want to pay and what it actually costs.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Reading up on the internet recently it is saying a full loft conversion in London is about 30k
we are in south west and have recently had quotes of 28k down to 13 or 14k but thats because we want main structral work done and my oh will do the rest
28k was to do it all which i thought was pretty high for a mid terrace house!!
We got another bloke coming out Thurs to give us a quoteCC1 1932.43

We're in the process of doing similar thing. We have a small 1930's mid terrace with really good roof height. We have got building regs, structural engineers report etc. Are just putting stairs above the existing stairs on one side of the house, convert the loft into one bed room and 2 velux windows. Have just had our first quote back from an independent builder at 28K + VAT. This seems really high to me. We are in south west too. Our price includes stuff like the electrics, heating, plastering etc. We are going to try a specialist loft co. to see if they are cheaper.
We are a large family living in a small house and unfortunately the gap between the value of our current 3 bed and buying a 4 bed is massive. Our house is valued at £155k and I haven't seen a 4 bed for under £240K in our area. we are in a village and you either have little terraces or very expensive 'character properties'. New builds are all executive homes. We tried looking at 3 beds that have some possibility of using a dining room or one end of a living room, as a temporary bedroom but we are still looking at a gap of about 50k to move to a more spacious 3 bed.0 -
i know this is an old thread but have found it very helpful. we live in a 1930s semi and have had quotes for a 2 story extension at around £25k...looking into getting a loft conversion and been told by a few people that this will be much cheaper, not so sure it would be after reading thisHave a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0

That's useful - I'm looking at getting a mid-terrace loft converted, and it's always useful to know how budgets have changed. I've been advised to set aside £25k for ours (floor space is only about 40 square metres); but I may end up with another 10k getting the access right.0

Have just found this thread which is very interesting. We have 4 bed victorian semi where 4th bed was built into loft when house was built. So staircase already exists up to '2nd' floor. Am wondering if anyone knows how much it might cost to convert loft space on rear of house (equal to approx 22 sq m). South London area (so am keeping fingers crossed!!). Thanks.0

I have gone through the process of employing builders to complete loft conversions on 3 Houses over the past 8-9 years. In terms of costs for a good quality job, this will give you a good idea.....
1.) £100 sqft for a Loft Conversion with Dormer
2.) £70 sqft for a Loft with No Dormer
On top of the above, add £3k-£5k for a Bathroom.
For London expect to pay an additional 20% premium.
Eg, my most recent Loft Conversion was 250 sqft had a wallplate Dormer and bathroom and cost £28,500. (This includes architect drawings and structural calculations and building regs approval and inspection fees).
NB. 250 sqft = 23 sq metre.
A local Estate Agent will be able to tell you whether you will get back your money when you come to sell.0
