Yes, I own the Freehold. I'll have to ask a local structural engineer's opinion then.
The house consists of 2 flats at the moment: ground floor flat (a separate dwelling) and mine (which is taking the first floor space and 1 room in the loft). I bought my flat over 10 years ago then the Freehold title at a later date because thought it'd be very useful for this loft conversion. I lived here for a few years then recession came and I've rented it as a shared flat ever since. Each room has own shower and kitchen, sharing living room (very rarely used) and laundry room. I've kept the loft room for my own occasional use: mainly as a store room as there is no shower or kitchen in the loft. They share the electricity cost (heating, cooking and hot water)via a prepayment meter . It comes to about £15 each per month. There is no standing charge on this tariff to make it easy to manage. I pay for water, council tax, TV license and the internet (plus landlords insurance, maintenance plans for pluming and electrics). If I have 2 more rooms to rent, won't have extra outgoings (after the initial alterations), but would be collecting 2 x £100 pw in rent.

I don't think you got my post correctly perhaps I wasn't clear:
I'm not converting a house into 2 flats. It was done 30+ years ago. I'd be adding to the existing loft.
I don't assume 100% occupancy (though I've had close to that over the past 7 years). You see, there is a private hospital and a large private care home within 100m of this house and staff working there for a few months typically rent from me. When one wants to leave, he/she finds a replacement (I offer them an incentive). The room doesn't stay empty for more than 3 days.
In fact the conversion would probably pay for itself in less time than the 4-5 years I estimated.
There are a few unconverted houses in the neighbourhood. They come on the market at 130-40% of flats. Flats sell in no time, but houses stay for a long time and price reduction often follows. I can say flats in this area sell very quickly. The flat downstairs sold twice: last time in 3 days.

Would also like the details of the company Londoner_1 please as we're in the process too. Ours is looking like £60k at the moment for 2 beds+bathroom.
It's 50 sqm of additional space and is a bit of a complicated beast as the steel in the kitchen extension needs replacing first as it's not man enough for the new weight, it's also a hip to gable and then L shape dormer too so the full whammy!
We've had 4 quotes, all £50-£70k 2 from recommended loft conversion specialists and 2 from general builders.0 -
Hello, I have been quoted £28,320.00, plus VAT= £33,984.00
In outer London, from a loft company that I have been recommended and the blokes who came round were v professional, knowledgeable and seemed generally on the ball.
It is to do a rear dormer extension that will mean the loft can house one bedroom and an ensuite.
I am about to pay a deposit to get the ball rolling and just thought I'd check I'm not paying too much.
Particularly if all the extras (listed at end) that I will have to pay for are fair extras (i.e., that they would normally be included).
Some of them like triple-glazed velux windows and extra sound insulation are at my request.

We had a loft converted about 12-13 yrs ago but without dormer extension.
Any idea what it might cost today to this extension with a WC and shower attached.
