Negotiating estate agents fees

We’re looking to put our property on the market in the next week or so. We’ve been quoted a few estate agents fees however the one that we’re most impressed with is also the most expensive…

We’ve been quoted £1800 by them. In the current climate where most agents have a number of properties on their books which are not selling, are we in a position to negotiate the fees with them? Or are they adopting the attitude of those are our fees like it or lump it?:confused:

This is the first time we’ve ever (hopefully..)sold a property so this is all new to us

    what does that work out as a percentage of the likely sale price?

    You should be aiming for 1 or 1.5% of the sale price with a short lock in period, say a week's written notice.

    The flat fee will be + VAT.

    I have just been in the same position. the best was more expensive so i went back to them and said they weren't the cheapest and could they do anything? answer: we can reduce fees from 1.5% to 1.3% (will save me around £275) not bad for a phone call and a question!!

    Tell them you want to market the property with them but would like a discount on their fees as you have been quoted cheaper elsewhere. They might knock a few quid off. How much are you putting the property on the market for?

    Get someone to ring up wanting a similar house to yours in your area.
    Get them gagging to get you on the books with a mouthwateringly quick sale for them - then negotiate hard with them on %. :)

    And people think EA's are devious
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    You have to study their ways. This is just the reverse of something one was doing to someone on here the other week. Saying they had a buyer lined up but to find out who they'd have to sign up with the ea...

    I am a retired EA of many years standing like all walks of life there are the good the bad and the ugly. EA's and the customers with which they deal. Believe me the cleints are not as pure as the driven snow

    Is the EA more expensive for a reason? Is he or she providing a better service than the cheaper ones? If so, would you say the better service that they've outlined to you is worth the extra money?
