how about a percentage, with bonus if sell price is ?? percent over their (genuine) valuation..
ONLY payable on completion, with as people have suggested a short notice period.Long time away from MSE, been dealing real life stuff..

A fixed price of £1800 regardless of what the sale price is, good rate if you're selling at 100k but not so good at 60k IMAO.0
